A little bird told me that SP Setia is taking this "student hostel" project seriously. I was told that some of their world-class leaders are already on top of this issue: They are working closely wiith SP Setia legal team and Majlis Perbandaran Subang Jaya / Selangor state government.

Now I know why many people choose SP Setia (a.k.a., the Number 1 proerty developer in Malaysia) as their home builder. notworthy.gif notworthy.gif

I wonder what can they do really?

So long as there are not too many people in one unit, you cannot stop owners renting to, whomever they wish...

JMB can prevent the formation of student hostels. It can make and enforce resonable indirect rules such as limiting the number of occupying families to no more than the number of bedrooms per unit. Example, no more than three biological families per three room unit. The will of a strong JMB to enforce the rules is even more important. Just take a look at Sector 7 and Beer Factory. They have changed their original front door facing Brio entrance into a horrible looking back entrance with impunity although the rules are clearly there to prevent this from happening from the very first Deed of mutual covenants signed by all owners!!!! Can we see there is a major problem with the current SW management and JMB that need to be fixed?

Despite heavy rain, few of us managed to meet up and it was a fruitful exchange as we collectively managed to compile a clearer picture of the hostel problem/challenge. Besides, it was so breezing and cooling after the heaving downpour and all of us hada good TGIF fun :-)

PH issue aside, i will be worry if SW able to maintain the multiple access lift few meter each on cleaniness. i feel this place is going downhill.

I think the minimum charges for the water is really too high. RM36/month is what Syabas charges for commercial units, but what I want to know is whether the entire block is charged en-bloc, or are we billed individually by Syabas? If charged en-bloc, then the management really should not be charging us with the minimum charges, otherwise I am sure they will be making a huge profit from this. And they have billed us for these minimum charges since July 2012. And is there really a need for the admin fee? Aren't they already collecting service charges? mad.gif

Interesting argument. We have been paying the minimum charges although zero usage. Any one know what is the market norm for properties with bulk meter?
