Previously The Zest also facing the hostel problem, the difference is theirs was local college/uni students. The owners also made noise, can anyone be kind enough to update what happened now, or what was the steps taken to overcome it?

first 35 units @ rm2.07/unit

compared to TZ
commercial rate for ZP = rm24/mth
residential rate for ZC, ZB, ZA = rm6/mth
admin charge = rm0

Thanks aquest. So, min charge per month is RM36? It's even more expensive than ZP at RM24/month. Any idea if the rate is going to be converted to residential rate?

i believe the conversion to residential rate is still on going. for this we need to pressure mohan for an answer.

as for TZ (also a commercial status development), residential units were already enjoying the much lower (residential) tariff for both water and electricity charges immediately upon delivery of vp. i have gone thru all the water charges billed issued by HB. yes, my water charges is rm6/mth only.

U r starting to scare me. Just follow what my sister-in-law did living next to PH in a landed house. Dont smile at them, dont talk to them, dont layan them. Just mind your own business. They will notice that and follow the same. Of course if stucked in a lift with them will be like wtf. Ask ur wife, gf, fiance not to wear so sexy. Shit la what is happening to sw is really not cool.

Of course the greedy agent that represents the BLACKS can offer higher rental to landlords because they will squeezed 3 or 4 students in one bed room & 3 or 4 more in the living room. Since its a students' quarters, there will be 13 students in a 2 rooms condo. The agent can pay even RM3000 for your unit after collecting even more from the blacks. But I ensure greedy & stupid landlords that once BLACKS stay in your condos..the units will b smelly, run down & badly damaged beyond recognition. You will get holes in your walls too. That time landlords better sell off at RM100K per unit.

I would like to comment that, 10 of the units rent to PH, in a year time, 8 to 9 units would be in rundown mode and looks dirty, especially furnished items like sofa, dining table, kitchen cabinet top and worst of all, wall is dirty and floor tiles would be very terrible condition due to they like to wear shoes inside the house.

I think the owners of SW should stress to management that, issue out a memo that all owners rented out their units no matter locals or ME / PH, must submit a hardcopy of Tenancy Agreement to management for filling purpose where, JMB and Management double check the unit should not treated as hostel, not more max pax per unit ( depends on rooms ) as well as NO SUB-LET the unit to anyone.

A few of agents caught using proxy ( Malay woman ) sign the Tenancy Agreement on behalf of PHs and agents showed it to the owners. This happened for few units at The Zest and once caught, the PHs kicked out immediately.

I think I wont believe that all the PH whether male or female are really students here. Maybe majority but certainly not 100% of them.

I used to ask some Ivorians who sell wallet / watches walking table to table. One of them ( Muslim ) told me he had MyKad provided he agreed to do contribute to the government once in 5 years. Another few told me he had to take students identity to come to KL for short term jobs instead of studying and they had runners to do this for them for a some fee.

I suspect our colleges in local area also trying to earn some bucks by arranging these ppl to migrate to KV by offering them students course and whther they attend or not, they are not bearable wih it.
