It's possible to measure fairly accurately the builtup just using the floor plan.

Method used:
- Calculate the outer rectangle of the built up from the floor plan to get the gross built up for the floor.
- Finetune the built up calculation by deducting unbuilt areas or additing protruding built areas.
- if measurement is not given, a good estimate can be calculated by following method:
- take ruler to measure the length of the desired measurement= A
- take ruler to measure the length of a measurement that is given in the floor plan - B
- estimated length= A/B * measurement given for B

ABOVE ARE PURELY MY ESTIMATES BASED ON BEST EFFORT BASIS. PENTAS 1 TOTAL BUILTUP IS CLOSE TO DEVELOPER'S STATED BUILTUP OF 3152SF.
HOWEVER PENTAS 3 TYPE A1 TOTAL BUILTUP IS VERY FAR FROM DEVELOPER'S STATED BUILTUP OF 3500SF.
ANYONE CARE TO HELP CHECK MY CALCULATIONS????

COMMENTS
--------------
- Developer states Pentas 4 builtup to be 2,962sf but estimate is bigger at 3017sf.
- Comparing Pentas 3 Type A1 builtup which developer states to be 3500sf, estimated Pentas 3 Type A1 builtup is only 3092sf.
- based on my estimate, Pentas 3 Type A1 is actually only about 75sf larger than Pentas 4 builtup, and no way close to the 3500sf-2962sf= 538sf claimed by developer.
The 75sf extra is mainly in the extra one study room upstairs. In fact, the ground floor for both types has almost similar builtup. I suspect Pentas 4 rooms will actually be bigger than Pentas 3
rooms because of the extra study room in Pentas 3 taking up space.
- my conclusion is Pentas 4 will look and feel as big as Pentas 3 Type A1 (which developer claims to be 3500sf), except that it does not have a study room. In fact, Pentas 4 master bedroom and other bedrooms may even be larger than Pentas 3 Type A1. Also, Pentas 4 ground floor will feel larger because of the open area design compared to Pentas 3 Type A1. Pentas 4 also has advantage of car porch columns being at border thus giving clearance of 25feet. I think Pentas 4 is a hidden gem and will surprise many with its spaciousness.

- which comes to the question on why I&P seems to sometimes underestimate and other times over-estimate its builtup. I observe what seems to be a trend that I&P will start with an underestimated or accurately estimated built up area and then progressively over-estimate the builtup of its next few launches, before resetting back again to a correct/slight underestimate.
My observation of this trend is as follows:
- ARCA - developer's stated builtup is smaller than actual builtup
- Karya - developer's stated builtup is larger than actual builtup to justify higher price. Yes, ARCA's builtup is actually larger than Karya contrary to what developer stated.
- Pentas 1 - developer's stated builtup of 3152sf is accurate and matches closely actual builtup. This sets the stage of a cycle of higher prices with higher perceived builtup as stated by developer.
- Pentas 2 - developer's stated builtup is larger than actual builtup to justify higher prices. Both Pentas 2 types are actually smaller than Pentas 1 builtup contrary to what brochure says.
- Pentas 3 - developer's stated builtup is exaggerated even more to be much larger than actual builtup. Pentas 3 Type A1 is exaggerated by about 400sf larger by my estimate!
This is done to justify further price increase, although both types of Pentas 3 builtups are smaller than Pentas 1.
- Now Pentas 4 - what happens?
Developer does a pricing reset to start a new cycle of pricing. Since the price of Pentas 4 is similar to Pentas 3 Type A1, developer must show that Pentas 4 is smaller than Pentas 3 Type A1 to
reflect a higher psf pricing. So, developer actually understates Pentas 4 builtup to be 2,962sf when in actual fact, its builtup is larger at about 3017sf. This gives developer room to state a
bigger builtup in future launches to justify higher prices (although the actual builtup may not be larger than Pentas 4!), similar to what happened to Pentas 1, 2 and 3 pricing cycle.

My 2 cents. any comments.
