Total 104 release. Something like 60 bumi , but can't recall if exact.

Actually very good built up, 2500 n if uncheck the living space proper, it is all 22 ft width, compare to most layout which has taken 4" off for the stairs. I think this is typical SD design.

It don't have many parks though, just a one in front of the double frontage block.

How does this compare to the recently launched DSL ie Aster Grove. Although the land area differs by a bit but the price seems on the low side

Saffron Hills 22 x 75. BU 2500sqft RM700k
Aster Grove 24 x 80.BU 2500sqft RM870k

Price difference of RM170k. Any disadvantages of Saffron? Ie near HTC, lower grade materials, non G&G.

I believe just the land size.The spec more or less the same.Although SH does have the super huge corner lot K type. I believe this one 1mil ++

Another 270sqft of land translates onto RM170k? Or maybe since Aster Grove location is nearer to the SMD and more high end phase?

Can anybody confirm if this is GnG? How about Aster Grove?

Both r not GnG. Only single entrance exit.
I am not doing detailed comparison, but yes, the land area is one, 2nd is the space utilization in the area. Serissa and A grove has more taman, a place for surau n tadika I think. Saffron is just houses.

Saffron is not near HT cable, but the htc is viewable from the houses, n the new commercial area too.

Quick review on Serissa. Minimum 780k. 2800sq ft. 22x80.

Price has not gone down.

Ic. Thanks for your comment. Aster Grove will have 1 tadika and 1 surau and there will be more SMD if im not mistaken to be launched in the near future. Design wise I think Aster Grove is a better bet but that depends on the buyer.

In general which size is more favorable for small family. A cheaper 22' x 75' or any slightly expensive 24' x 80'.

Its a good idea but will definitely take some time....

I have the the details of some of the phases but it's best if those from the respective phases can take time and send me the details of the units available in your phases....
