How does this compare to the recently launched DSL ie Aster Grove. Although the land area differs by a bit but the price seems on the low side

Saffron Hills 22 x 75. BU 2500sqft RM700k
Aster Grove 24 x 80.BU 2500sqft RM870k

Price difference of RM170k. Any disadvantages of Saffron? Ie near HTC, lower grade materials, non G&G.

Another 270sqft of land translates onto RM170k? Or maybe since Aster Grove location is nearer to the SMD and more high end phase?

Can anybody confirm if this is GnG? How about Aster Grove?

I am not doing detailed comparison, but yes, the land area is one, 2nd is the space utilization in the area. Serissa and A grove has more taman, a place for surau n tadika I think. Saffron is just houses.

Saffron is not near HT cable, but the htc is viewable from the houses, n the new commercial area too.

Ic. Thanks for your comment. Aster Grove will have 1 tadika and 1 surau and there will be more SMD if im not mistaken to be launched in the near future. Design wise I think Aster Grove is a better bet but that depends on the buyer.

In general which size is more favorable for small family. A cheaper 22' x 75' or any slightly expensive 24' x 80'.

Price is quite cheap tbh compared to other Phases. No wonder BBB. If SD increased the price another RM50k, itll still be BBB mode.

Saffron was launched half a year later than Aster Grove but the price (cheapest) was around 620k. Aster latest launch was 830k.

Bear in mind the built up and land size is not the same. But for own stay its a good deal

What do you mean? Means that the unit has been reserved to VIPs first prior to public release? Since more VIP buys DA, the price appreciates faster?

Last time only RM870k plus they have LifeStyle Campaign as well. DIBS, MOT, SnP, Legal Fees all covered already in the cost. This time we'll see how the respond to RM 1M Superlink
