doubt it will be GG as it will still be part of the single entry/exit point under the same Saffron Hills development

that's what the sales a said that 3 yrs ago. so, we'll see.

will be a pity if not even a single phase in this sizeable dev is gng because that's what people will pay for these days despite the fact gng is not crime proof.

Yanked as in broken into? Did you lose any of yoru fittings?
Sorry man bro

Thankfully no. None was fitted in yet. I have a feeling they were after the workers powertools which they did not keep in the storeroom but brought home. So I only had sponges, pails and shovels to spare them..
But there you go. My next door neighbour's iron inspection chamber cover at the back kena kebas already..

If only I had the money to employ a Gurkha guard with a Guard dog I would sleep soundly at night.

So now you have to pay for the repair of the glass door only. I just moved into Clover Park and also fear a break in. Gurka Guard and Rottweiler would definitely give us a good night sleep. Now will have to makedo with Paradox Alarm and motion sensor lights sad.gif

Still very quiet at Fern Lane. Renovation has started but I don't think anyone is going to move in anytime soon.

Saw a few units around Fern Lane last Saturday through an agent.

Visited Intermediate, Corner, End and also the one with 22x100 sqft. The price offered were RM720k, RM 1.2M, RM 1.03M and RM850k.

Are those the current market price?

We then went into the Sales Office and found out from a SA that there will probably be another launching end of this month starting from RM750k for a double story.

After the viewing, I tried to travel to my working place through the Kota Damansara way. It was a Saturday, around noon time. It seems like we will need at least a good 40 minutes to reach Damansara Heights. Will the journey be shorter if we are going through the NKVE -> Sprit Highway?

Actually of late the NKVE has become worst both ways. You may be better off going thru the backroads hit Kota Damansara and exit to NKVE from there and backtrack to Damansara exit. My 2 cents smile.gif I play safe and leave my house at 620am and am in my office in KL at 740am after a 1/2n hour breakfast stop at PJ using Subang old road and Fed Highway. I leave KL at 5pm sharp. Hit the smart tunnel, NPE, Federal Highway,NKVE, Guthrie and am at home by 545. (Tol RM 6 but worth it)

When I was looking the prices you mentioned were about right (this was 4 months ago)

very true. nkve at peak hours sucks big time on most days now.

when this dash or cash highway is done, it will help. but seems it is stalled, nothing happening??

Apparently they have been breaking in FL houses to steal the faucets and fittings.
How do you rate paradox? I'm looking for a good security system and just don't have the time to do comparisons. Would you recommend it besides the usual suspects like ADT etc?

My next door FL neighbour is looking for 900k for his 22x100 intermediate. This was about 4 months ago as well so I guess its about that. There are only 10 units of 22x100. But the built up is worth it.

Yup. Currently work in progress. At this point of time I'm quite happy with Desmond from Territory Const. The workers are good in their plastering skills and very neat.
Good to hear that...

Am only planning to start with my reno work next month or the month after. Not really sure if I wanna move in or rent out my unit tongue.gif

I've been using Paradox for almost a year now since I moved into Denai Alam. So far so good. Asked ADT for a quotation and they asked for RM3650 for the installation (after subsidization) since my house is a corner unit and a monthly fee between RM80 - 90. Got Paradox installed for RM3000 with an extra 4 motion senors for the roof and stairway with no monthly fee required. Any alarm triggered and it will call your mobile phone.

If you are installing it for a intermid house, then ADT might make more sense as they subsidize for the installation. A friend of mine here in Denai as well got them to install it for RM900. He installed it after his house got broken into.

i had an amway wireless system installed for about 2.5k+. no problems although the alarm is wicked loud when triggered.

if you leave your house attended and the alarm is triggered all day, you won't have happy neighbours.

I too am interested to see if SD finally will do that. So far, what I can see is they couldn't care less as their houses are selling like hotcakes, even without GnG.

Re alarms...I'm using ADT. To me it's all depends on the agents. Talked a friend and a few neighbours, I gather those who took from the HQ were charged quite high. My house is a corner, was charged rm1899, with rm75 monthly. Intermediate around rm900 can get already like Bashir said. My neighbour, got same type of house was charged more than rm4k, the same with my friend, whose house is a link bungalow. Another neighbour was charged rm2.2 k for intermediate. Think it's weird, yes it also depends on number of points but to me that's huge difference. Was skeptical first but so far I'm happy with ADT.

Been using Paradox (Installed by Chubb) in my Bukit Subang for about 7 years. Other than a battery change and a problem with one sensor haev not had any problems with it. Tried contacting chubb again for my Denai Alam house but it seems now they have no time for residential areas. SO called ADT and then after a long hard thought deceded not to pay the monthly charge though installation was cheaper than Paradox. Installed the SP 6000 for my Denai ALam house and so far so good. Just in process of getting it linked to my mobile so if alram triggers i will know (ADT will call you and if unreachable three or four number before they call authorities). I guess that will be the only thing i lack.

My 2 cents worth.

If you're unsure, dont do it. Lack of knowledge will make you suffer. Dont flip. Buy for own stay or do some rental. Keep the market healthy

Hi,

Just ask around... If I want to claim warranty with Sime Darby for my house defect.

What should I do and how can I do? Appreciate...
