Hi all,

Interested with this area. May I know if all the properties are developed by Sime Darby?

How much is the starting price for both intermediate and corner currently? Am thinking to get a permanent home for my new family.

Yup..whole area by SD. For price you can check iProperty to get the feel. Im not sure if there is a new launch in the near future but I think they must have few left over unit (unsold/buyer pullout/loan rejected) you can check at the Sales Office.

Depends which project bro..some launch last year sure cheaper a bit compared to this year's launch.

Thanks for that. I have checked around. Saw from Mudah and iProperty there are several ads selling at about RM750k for 2 stories.

Are the 3 stories ones worth the price of another RM250k? My wife and I really like the design of the 3 stories.

Try looking at the 1st row of Furn Lane. The row is 22 x 100 for intermediate. End lot is 26 x 100 with 5ft of side land. Heard that one of my neighbours is looking around 900+k for his intermediate.

For me, a 3 storey is not really practical here in Malaysia. With the long working hours, less exercise, eating unhealthy food, getting fat and etc. Most people would have problem to go 3 storey up and down daily.

Eg - You went down to go out and you forgot your car keys at the 3rd Floor. shocking.gif shocking.gif

I agree. We will not be using the 2nd floor room regularly as we are thinking is to have our guest room on the 2nd floor. So only once in a while the room upstairs will be utilised. My personal opinion, better get corner unit, and renovate a bit.

Anyway, i do not have other experience with other sales agent.
Mine is VJ, he is ok, but can be better.

You may try subsale. One unit in our phase just sold for 1mil, and that has a huge land (around 20X80). Think can get lower than that for the ones with smaller land.

Just contacted a few agents in iProperty. Will be doing a site visit tomorrow morning. Mainly interested with Clover Park, Fernlane, Ivy Terrace and Verdania.

Yes, a corner. I know the owner. You may get it cheaper for endlot. Except for Verdania, the phases that you mentioned are newer phases and were sold at higher price than Verdania, Nerida and Serista that were launched earlier. When I bought my unit in 2010...I compared the price with the 3 phases you mentioned. They were new launches then. I could see difference of about rm200k between my unit and corners from these phases. So, I don't think you will get less than 1 mil for these phases. They may be of different built-up, and I didn't go on details. I just thought I got a very good bargain and decided to buy right away. Mine is 3200sqft built-up, 4700sqft landsize, bought for 720k from SD from a cancelled purchase. I'm happy with the sales guy, Azhar. Not very sure if he is still working there.

New unit for Corner or end-lot now will be more than RM1Mil. This is because normally in DA they make these unit bigger. e.g. Aster Grove intermediate 24'x80', end-lot 28'x80' and corner 31'x80'. These are the building sizes. For land, end lot you get extra 5' and corner >18'. Get the AG3 brochure from here http://issuu.com/simedarby.property/docs/a...ochure_08112012

Not sure for sub-sale.
