Subsales can get FH Impian Meridian, another same small scale serv apartment by PJD itself for btw RM 400-450 psf ... 995 sq ft full furnished can get rental of abv RM 2,300 or RM 2,500

RM 600 psf is kinda over unless the scale development is big and with green or better exclusive concept ... Anyhow, still cheaper than Da Men ...

No.

More than 10 years ago, USJ 1 was Leasehold. Some parcel of land esp those near Kesas and Summit had converted to Freehold.

Existing condo Impian Meridian, Casa Subang were FH.

Da Nen and You One are Freehold. Empire Remix, just next to You One, are Leasehold.

PJD had 3 parcels of land convert into Freehold few years back bfore they launched the IM at 2006...

I didnt register but surprise i did receive it yesterday.

Most surprise is 10% Discount with DIBS and those book this Sat preview get anor 2% discount. Total 12% discount.

I thought only existing cust got this mail. I was wrong then.

The facade looks great with GBI ...

Anyhow, I personally rate this entrance and location much ideal compare to Da Men ... Da Men facing Main Main Road which vehicles running on the road non stop, while You One is just located next to MyDin and Empire Remix ...

Therefore, in future, You One can exit to Kesas without pass by Da Men or Persiaran Kewajipan, it can just turn left and exit via the new ramp ( 2 way ) build by Empire Remix .... If you want to go USJ Taipan, from You One, you have several choices, the best choice would be, turn left and go straight all the way to passby Casabella Bungalow, flats, USJ One Avenue, Mamee and Honda ...

SOHO 650 sq feet ... From RM 630 per sq feet onwards

SOHO 650 sq feet, RM 630 per sq feet is high price point, but after 10% discount and DIBS, it should be around RM 538 per sq feet onwards ...
PJD previous project, IM, located behind Summit and You One, 995 sq feet unit and 1,305 sq feet unit value at RM 450 psf, therefore for better location, better facade and GBI building of smaller size, RM 538 is actually looks like a fair price bcz still cheaper than Da Men's studio selling at RM 750-900 per sq feet, Empire Remix 's Leasehold smaller soho selling at RM 550 psf and easy entry plus DIBS ...

The big units, which from RM 522 per sq feet after 10% discount and minus off DIBS of approx 5%, it is a bit high side compare to SOHO units bcz 3+1 bedrooms bigger unit shouldn't tail the pricing of Studio or Soho in terms of price per sq feet ...

Anyhow, in my opinion, the price point is very high and after discount, the price is actually btw fair-reasonable-high ... therefore, this is a very easy buy and easy entry ( especially if banks offer margin 90%, which means you pay nothing deposit and no need service interest until 3 years of completion ), so this is NOT A MUST BUY ... but definitely a better choice compare to Da Men, Empire Remix and not to mention, USJ Regina ...

With 10% discount and summore with DIBS, and even those book at preview day eligible to get additional 2%, I am sure the best buy goes to RM 410k onwards @ 2 bedrooms SOHO .... RM 361k nett after 10% disc and another 2% disc ... I forecast this unit can get rental of RM 2,000 full furnished without much problem ... ( 995 sq feet unit at IM gets rental of above RM 2,000 easily now )

If they can sell 50% by this weekend, I am sure it can finish off easily once they open to Singaporean and Sabahan ...

My little opinion ...

PJD previous project, IM, located behind Summit and You One, 995 sq feet unit and 1,305 sq feet unit value at RM 450 psf, therefore for better location, better facade and GBI building of smaller size, RM 538 is actually looks like a fair price bcz still cheaper than Da Men's studio selling at RM 750-900 per sq feet, Empire Remix 's Leasehold smaller soho selling at RM 550 psf and easy entry plus DIBS ...

The big units, which from RM 522 per sq feet after 10% discount and minus off DIBS of approx 5%, it is a bit high side compare to SOHO units bcz 3+1 bedrooms bigger unit shouldn't tail the pricing of Studio or Soho in terms of price per sq feet ...

Anyhow, in my opinion, the price point is very high and after discount, the price is actually btw fair-reasonable-high ... therefore, this is a very easy buy and easy entry ( especially if banks offer margin 90%, which means you pay nothing deposit and no need service interest until 3 years of completion ), so this is NOT A MUST BUY ... but definitely a better choice compare to Da Men, Empire Remix and not to mention, USJ Regina ...

With 10% discount and summore with DIBS, and even those book at preview day eligible to get additional 2%, I am sure the best buy goes to RM 410k onwards @ 2 bedrooms SOHO .... RM 361k nett after 10% disc and another 2% disc ... I forecast this unit can get rental of RM 2,000 full furnished without much problem ... ( 995 sq feet unit at IM gets rental of above RM 2,000 easily now )

If they can sell 50% by this weekend, I am sure it can finish off easily once they open to Singaporean and Sabahan ...

Need to study further, how much the rental can be target and also the target market, since I am aiming the SOHO with 2 bedrooms ...

The flip play for PJD is not easy and require holding power, I tested it at Impian Meridian, where most of the investors are long term players esp Singaporean ( They bought at 2006 for RM 228k onwards, for them it was just a peanut of SGD ) and the rental too good until no transaction / or too less / or even locals not willing to sell ..

I think 500-600 mtr ... or 10 minutes walk ...

Not sure about the accuracy ...

If commercial loan, yes 80-85% is max margin ...

But if SOHO under HDA Act, then it's different, depends on developer ... But my guess would be if banks able to get the value, it would be 90% loan ...

for those that are 70% LTV, even with 12% discounts, you still need to standby 18% cash. that's easily >70k per unit.
but if you are going for comi loan, you might get up to 85% loan and therefore standby 3% cash instead.
anyone come across where soho lets you choose which loans to go for?

and comparison to remix, this has got one additional advantage of car park.

What about SOHO vs studios? I personally prefer studios because SOHO is too vague. Don't know whether it will end up as mainly residential or office. Studios are very clear cut.

One City 550-600psf after discount, garden every floor, nice facade
but best is limited units, 300+ units in 77acreage, lrt, limited competition in surrounding, immediate captive population of underserved putraheights to hicom to kota kemuning, access road upgrades direct to development, better environment ... and hvnt gone into the details of development yet .... aiks lets switch back to USJ1

Remix is extreme density not alike their previous projects la, loft + crystal + scholar + not sure any hanky panky for their business suites?
scholar block alone i really dislike it, attracting students to the development, impian meridian is a good example of high yield but stagnant pricing, it's hard to remove the stigma. as well carpark issue lo.

the rest gotta need Chris taikor, i also not sure the exact spot

I hope YouOne will not end up like Impian Meridian (or Casa Subang). Last month, I went to view 2 units at different blocks in Impian Meridian and although the units are very impressive I was turned off by the residents. All the people walking around at the common areas and taking lifts were foreigners (mostly big and muscular Africans) except for the realty agent and me. I think I will freak out if I come back home late at night and they are also in the lift. The realty agent said the foreigners are mostly students at the nearby colleges. Frankly, I think the foreigners will be there for a long time as it is highly unlikely the colleges will shift away from the area anytime soon. YouOne is not too far from the colleges - about 15 minutes walk and I will not be surprised if it will also be colonised by the foreigners.

IMHO, I would prefer face USJ and try to skip the Kesas Highway View or factories view ...

Hi Chris,

Appreciate your view on how easy to rent out You One, presumably to students because I can't think of locals wanting to rent a small space at 2k/month. For students, isn't the place a bit far from most of the unis or colleges near Sunway Pyramid? There is only a Segi college there.

And also I think the units are bare units. Need another 20k maybe to furnish it to rentable condition? not sure whether others like Empire remix or Damen comes with furnishing. If yes, it is a negative point to you one.

Hmm, actually I didn't feel it is easy to rent at 2k / month but I did see some possibility of reaching 2k / mth in 3 years time, where the construction takes 3 years time, 10% discount path the way for easy ownership and DIBS secure all the way to pay installment upon VP .... I am looking at the 650 sq feet SOHO with 2 bedrooms ... Yes, this is bare unit, and rather has this to exchange for 10% discount and DIBS ...

I not sure what happen in 3 years time but just take a look at slowly progressing of rental increment ...

Looking at this area, the facade of You One, the successful rely into the retail shop below, the 2 bedrooms 650 sq feet SOHO could fetch at least RM 1,500 as at today ... RM 2k, would depends on your furnishes.

The current Impian Meridian by PJD, a 3 bedrooms unit of 995 sq feet, currently asking above RM 2k rental and my frens rent out their unit at RM 2.3k and RM 2.7k respectively ( full furnished with minimal touch up of less than 30k )

The only worry could be the incoming of Da Men, The Regina and Empire Remix to brings a number of competition ...

Seriously, those branded students would opt for triangle of Subang Avenue, E-Tiara, Casa Tiara and Saujana Residency and if the rental of above RM 2k scared them off, they would look into Da Men and You One or Empire Remix ....

Anyhow, in terms of absolute pricing, facade and entry cost, You One is well above all the new projects include Empire Remix ... with GBI, it is the least expensive among the new series of Empire Remix, Da Men and even The Regina ...

For the Residenz of 1,300 sq feet onwards, the price point of RM 829k before 10% discount was seriously too steep where we can afford the normal DSTH at USJ for close to 600k ...

My only worry is not how much I can rent out if I buy now, but how easy I can rent out and this rely on whether it is successful or not, that the PJD can transform the retail shops into great F&B with Da Men and Empire Remix as it's rival and taking impact of the luxury living to attract the demand of tenants before the pricing takes in ...

Hmm... If buy for own stay my only worry will be the African students issue... Impian really like a small village for them, can see African students everywhere.
No offense & didn't meant to look down at African students here, just that heard too many stories & experience once before, that's why forever nightmare for me ...

And I notice one thing, those foreigner student always prefer to stay at the place which close to LRT, or by walking distance to catch a taxi. Maybe this is due to they don't have a legal driving license here?

Hmm, South or North is good for me, I do not mind East though but not West pls.

You One was just next to Kesas, consider quite near but not as near as Impian Meridian to Kesas. I previously bought a unit at IM, facing pool or highway, the noise was issue esp day time at weekend, every cars slow down due to interchange at USJ/Subang exit, but if u close the balcony door, not that terrible la, just i hate the dust which was the biggest issue.

Err, btw, i am just sharing thoughts, not a serious You One buyer, hehe.

Regina vs YouOne. A very tough choice.

Depends on purpose of buy, rental, flip or own stay, why choose USJ 1, and cash on hand. Also affordability.

Generally, both are expensive. There must be some issues why to choose one of these two.

If for own stay, I rather take a DSTH as comparison and wins it all except entry cost compare to Regina and You One.

Both has its selling point and negative impact.

Basically, an additional of RM 130k for a Freehold product and with GBI building, its depends on affordability to service the mthly installment. If yes, why not???

But if yes, why not? Then why dont look at DSTH at 600k instead? Why not Subang Saujana at RM 650 psf? Cash entry is the biggest issue why most first time buyer tends to enter for expensive price point.

RM 700k vs RM 830k, the additional of RM 130k for FH is fine. If this is subsales n require 10% dp, i can say those buyers are afford to pay additional RM 500 monthly installment.

Lets take a look at Regina vs YouOne.

If facade and terms of living, i prefer condo more than serv apartment. I do not mind drive few kms to get to main road. Regina more quiet n breezy compare to YouOne. You One has far better accessibility compare to Regina in future, walking distance to Remix, Mydin, Giant and Summit. A pro can be a con, means if u want great walking amenities, u have to sacrifice for a mixed development of commercialized target market of students, 1Malaysia at USJ1, foreigners.

I dont feel high class staying at 730k or 860k condo here.

The worst issue for me to look on was YouOne is located at better land and Regina located at Ex Mining Land, so therefore, YouOne land has more value compare to Regina. Reputable vs So-so Maiden Developer.... Even some banks dont finance Regina...

Its Expensive GBI serv residence vs Even More Expensive Leasehold Condo ... If can, I skip both, and if die die must buy btw these 2... I have my say for You One .... In terms of value of the land ...

You own a unit at Impian Meridian right? May I know how big and how much you rent out and also how long do you have to wait before renting out? Are most of the tenants africans?

Previously, you talk about slight preference of You one to Empire Remix but if the absolute price point of ER is lower, isn't it a better bet? If both You One and ER are not absolute buys, any other better buys in your book? How about Skypod in Puchong?

I meant, for those who afraid this place no demand.... There are more development coming in the future, so maybe in 3-4 years down the road, USJ 1 transform from industrial area become a hot spot commercial.
Despite the pricing factor, no developer will sell their project at current market price. All are looking more to after completion pricing unlike those days.

If there are changes in the public infrastructure especially the in/out from usj 1, usj 1 maybe got potential.

Sunway integrated city will soon be develop 7788 with few more condos, expected at 2018.
And, they did survey on the traffic condition, be it NPE or the back SMC road, as long as within the boudaries of Sunway intergrated city. They claimed that the passer-by traffic is the main caused of congestion. Whereby, the current infrastructure are sufficient to cater only Sunway integrated city residents and shoppers.
Due to this, they will plan to open up few new in/out to Sunway, follow up by their launching of new project in the future, and hopefully to diversify the passer-by traffic against going into sunway intergrated city.
So the article you've posted I think mostly related to this. Let's see what they can do smile.gif

I suspect all developers will ask their management & staff to pre-book the good units. Then depending on the response, they will slowly release the pre-booked units at a higher price and claim that the loans were rejected by bank. If the price is too high or there is a sudden economic downturn, there will still be unsold units after 3 to 6 months and suddenly those stickers' adhesive will like magic no longer stick and drop off (so I hope). If you think the aforesaid is preposterous, why don't you call those new projects launched within the past 1 year whether they got any loan rejected units still available for re-sale.

Actually, near LRT is good to boost the rental quality and speed, but wonder how do you guys want for the distance of the LRT?

10m, 50m, 100m, 250m, 500m or ?

Some say next to the LRT would be bad view, bad pollution and mixed people or crowded ... Not next to LRT and not walking distance, it brings peace and quiet, yet buyers complaint no rental potential due to no LRT ... hmm ...

You One walking to LRT Station, hmm, in my opinion, for foreginers to walk 500-600 mtrs along the walkway of Persiaran Subang Permai, they would consider it near. Am as a Malaysian, maybe it's too hot for us to walk ...

But to say walking distance, it was really a walking distance in 15 minutes time ...

Actually, quite subjective ....

When I was there, there was still a 650sft with 2 bedrooms at level 22 opened up for sales. Before rebate is 460k and I was thinking for a bit there. Too bad ltv70% or else I would have entered doh.gif
I think the sales is good probably due to location, design and developer reputation. The current block is 9 units per floor, right? Too bad, it didn't show the entire floor layout plan. The brochure also did not show the floor plan for other unit types but only the SOHO unit.
But I seriously don't like the place where the showroom is located. The showroom is cramp and hot and the basement carpark sucks big time rclxub.gif

Compared to PL, I think almost the same but this walking should be "brighter" (with street lights @ night), safer (bigger roads, not narrow single lane bridge with no lights at night - u know what I mean) and more "luxury" since the LRT is near to Summit, not some low cost flats (u also know what I mean).. wink.gif

Block Residenz A just open for sales today. It is the block nearest to the main entrance and landscaping or further to the Kesas Highway. They expected this is better block than the Residenz B.

IMHO, Da Men location too good to be a commercial area, easily advertised and promoted since so many cars passing along the Persiaran Kewajipan. But, as a residential, which a super high end pricing one, I doubt an expat would like to stay at condo facing directly / next to much nearer and much busier main road with 4 lanes each way than the Kesas Highway.

TK Feizal, it was just my honest opinion because I did vested into this area ...

But current launches of Regina, You One and Da Men all selling their own concept with outstanding prices. For me, I accepted the location is good, there were pro and cons, depends on the enter price point and pricing. But the current pricing of USJ 1 is damm shocking.

Anything below RM 450 psf along the Persiaran Subang Permai would be receiving a decent rental and anything above RM 600 psf, I doubt how much the rental can be receive in next 3-4 years time.

Which LYN tttttk is accepting RM 600 psf pricing now?

Residenz A units open for sale & price increased 10% (normal practice)
Ask 1 unit 650 sft about RM690psf after discount ... Wow!
Maintanance fees about RM0.30
Like the design & facilities ...

Hmm... Between this & Remix, which one is better?

Not really easy entry. Buyer need pay Loan Lawyer & Stamp Duty. Also pay RM10k upon booking & top up till 5% upon signing S&P hmm.gif

If you get 90% loan they will refund based on % of the draw down stages. Means pay RM30k+ buy only get back in 3 year. Am thinking not to finance the 5% since so slow take back sweat.gif
