thanks for sharing your insights with us.
more interestingly would be the soho. with the discounts, think it would be more appealing if this is park under commercial loans rather than resi loans. for those that are 70% LTV, even with 12% discounts, you still need to standby 18% cash. that's easily >70k per unit. but if you are going for comi loan, you might get up to 85% loan and therefore standby 3% cash instead. anyone come across where soho lets you choose which loans to go for? and comparison to remix, this has got one additional advantage of car park. |

Hmm... If buy for own stay my only worry will be the African students issue... Impian really like a small village for them, can see African students everywhere.
No offense & didn't meant to look down at African students here, just that heard too many stories & experience once before, that's why forever nightmare for me ... And I notice one thing, those foreigner student always prefer to stay at the place which close to LRT, or by walking distance to catch a taxi. Maybe this is due to they don't have a legal driving license here? My 2cent ~_~ |

The Regina About RM470psf Leasehold Distance to proposed LRT : 1.5km You One About 572psf (after 12% discount) - hope I got the price correct Freehold Distance to proposed LRT : 600m In terms of road accessibility, I think both are the same? You own a unit at Impian Meridian right? May I know how big and how much you rent out and also how long do you have to wait before renting out? Are most of the tenants africans? Previously, you talk about slight preference of You one to Empire Remix but if the absolute price point of ER is lower, isn't it a better bet? If both You One and ER are not absolute buys, any other better buys in your book? How about Skypod in Puchong? |

Sunway integrated city will soon be develop 7788 with few more condos, expected at 2018.
And, they did survey on the traffic condition, be it NPE or the back SMC road, as long as within the boudaries of Sunway intergrated city. They claimed that the passer-by traffic is the main caused of congestion. Whereby, the current infrastructure are sufficient to cater only Sunway integrated city residents and shoppers. Due to this, they will plan to open up few new in/out to Sunway, follow up by their launching of new project in the future, and hopefully to diversify the passer-by traffic against going into sunway intergrated city. I suspect all developers will ask their management & staff to pre-book the good units. Then depending on the response, they will slowly release the pre-booked units at a higher price and claim that the loans were rejected by bank. If the price is too high or there is a sudden economic downturn, there will still be unsold units after 3 to 6 months and suddenly those stickers' adhesive will like magic no longer stick and drop off (so I hope). If you think the aforesaid is preposterous, why don't you call those new projects launched within the past 1 year whether they got any loan rejected units still available for re-sale.

When I was there, there was still a 650sft with 2 bedrooms at level 22 opened up for sales. Before rebate is 460k and I was thinking for a bit there. Too bad ltv70% or else I would have entered
I think the sales is good probably due to location, design and developer reputation. The current block is 9 units per floor, right? Too bad, it didn't show the entire floor layout plan. The brochure also did not show the floor plan for other unit types but only the SOHO unit. But I seriously don't like the place where the showroom is located. The showroom is cramp and hot and the basement carpark sucks big time |

Anyone hear this too? not to say next to Kesas la, from wiki there is still a factory in between. next to kesas should be Impian Meridian right? I wonder why the biggest unit is facing kesas, shouldnt facing pool easier to sell?Seems Residenz A more inner compare to B which is just next to Kesas. Residenz A units open for sale & price increased 10% (normal practice) Ask 1 unit 650 sft about RM690psf after discount ... Wow! Maintanance fees about RM0.30 Like the design & facilities ... Hmm... i also booked 1 as i see the facade the facilities and the security also the location. decided..front on the u one persiaran subang better and other reason to made me decide also as above so many posted by others...

Frankly, who cares about GBI? Due to the cost of this compliance has caused selling prices to above the roof and buyers are made to pay for it. As for future buyers, who is going to pay premium for GBI? Ask yourself if there is 2 similiar completed project whereby 30% extra needed to obtain GBI project, will you pay for it? I rather go for the next one as afterall I concern my pocket more than the rest.

YouOne do not have shopping commercial..its just merely studio/soho/ Residental area tat under commercial title. 2.Orchard road? ..here u can sd Bugis,bkt timah level...our currently 'orchard road' still remain Pavilion Bkt Bintang walk there... 3. It's only has few retail unit which only cater for YouOne resident itself. YouOne maybe benefit from Empire Remix and Damen shopping mall nearby as well as existing Giant and Mydin. there are few way of looking at it.
pros n cons. scarcity of the land around tht area is the obvious pros. plus lrt, collages, highway etc ...these are the obvious pros for property around tht area. i m sure in 3 to 4 yrs time .. you wont be so easy to get location like this... maybe further in...as population is getting larger n larger. puchong was once considered as outskirt ... look at it now. it maybe the worst among the few... but for all the plus i mentioned.. it is still worth a shot IMHO ... |

Its already so overprice and now increase 7% and discount reduce to 8%?
Means after discount, price increased 10-11% this is price for 2017? Wonder how they sell all the big units where so many units available for 650 sq ft. |

I guess it is up to developer to apply, the polciy allowed.If I understand correctly, one should be able to apply for commercial loan which will then not restricted by 70% LTV but the rate will follow commercial rate. Visited the sales gallery today, not many people, but waited 2 times for traffic light to turn green behind Summit. I have not seen any plan to improve the traffic in that areas, except the LRT at Kewajipan. |

Also If you look at the way usj traffic goes, every saturday around 1 to 2 pm There is a big exodus of people exiting usj for shopping bypassing usj and heading to 1u or mid valley The trend will continue with da men because it wouldn't be able to compete with the above malls |

I think a lot of banks are panel for this PJD but dunno how it work as DIBS. Heard some banks only offer package where loan borrowers pay the contruction interest and claim back the interest from developer. Something like Zefers Hill. |

got choice whether want DIBS or not meh?

i got invi n went over to look at their soho.. limited to 48 units.. ANYWAY.. no different compare to their studio unit.. still 600+sqft, 1 room, Rm600+ psqft.. only residential loan allow n 70% ltv do apply for those with more than 2 resi loan.. sales office was quiet, probably due to rain.. plenty available.. for those who keen, extra 2% early bird discount on top of 8% discount apply for this weekend.. cheers |

Mostly new suite/soho those expensive rental suitable for lecturer from Sunway, Segi, Monash, Taylors, Metropolitan & others.... Student more to E.Remix small unit below 300sqft. U1 & Damen mostly built for medium above(possible highend) due to maintainance fees higher side... I have a doubt that coming-in very smooth we got 3 entrance from Kesas, but take 15-20min to go out with 2 traffic light(come in easy, go out jialat). It is big problem if not provide flyover bridge direct to Subang Jaya/Sunway... If that happened one day, this area all can sale 1mil above assume like Kiara.... Reason, crowded area, higher demand, more transaction, Primary Chinese School, cinema, complex, cafetaria, bistro&pub & night entertainment all here... 700 psf now? Isn't Impian Meridian a better buy then? Sane developer, similar facilities. Impian Meridian is nearer to Damen and LRT /BRT. Quite well maintained too. At 550 psf better buy Impian Meridian if have the $$$ for downpayment and lawyer fees/stamp duty.
