That's why till now still selling RM 430-450 psf although the rental can fetch RM 2k and above ( My friend 995 sq feet unit rent out at RM 2.3k since 2010 and latest, 2011, my another friend rent out at RM 2,700 or RM 2,800 full furnished, also a 995 sq feet with just 20k reno and furnished ) * 995 sq feet at Impian Meridian was 3 bedrooms + 2 baths Btw, I will probably go luk luk c c this Sat but most probably noon time again bro ... |

I suspect all developers will ask their management & staff to pre-book the good units. Then depending on the response, they will slowly release the pre-booked units at a higher price and claim that the loans were rejected by bank. If the price is too high or there is a sudden economic downturn, there will still be unsold units after 3 to 6 months and suddenly those stickers' adhesive will like magic no longer stick and drop off (so I hope). If you think the aforesaid is preposterous, why don't you call those new projects launched within the past 1 year whether they got any loan rejected units still available for re-sale.

1,425 sq ft starts at RM829k before discount and the service fee is at RM440 pm. I think it is crazy pricing. I might as well go for landed in Shah Alam.
