If compare to The Regina (http://www.theregina.com.my/), which one is better?

The Regina
About RM470psf
Leasehold
Distance to proposed LRT : 1.5km

You One
About 572psf (after 12% discount) - hope I got the price correct
Freehold
Distance to proposed LRT : 600m

In terms of road accessibility, I think both are the same?

Take 1300sf as comparison, so in terms of psf price, You One is more expensive than Regina by RM130k
Is You One worth the extra price?

Discount is 12% right? How many of the 1,425sf units were sold? Yea really mad prices.
Can get a landed house in USJ and after renovation still cheaper.
