Saw the hoarding up,its beside perodua car shop which is one row with gaint and mydin in usj one subang jaya.

Earlier on it was suppose to call Tribeca USJ One. In conjunction with the launching of You City Cheras soon, they change the Tribeca USJ to You One, USJ.

This is the one beside Mydin or Badminton court, very small land. But this You One better location than Da Men and PJD current, Impian Meridian. Anyway, price is not cheap ... about RM 600 psf.

Smallest unit of service residenz @ 1300 sq ft cost RM 780k before estimated 10% discount with no DIBS.

Anyway, dont confuse of another parcel land and going to develop soon, which is behind IM and Summit too, that is future development by PJD call Impian Meridian 2, which i think they suppose to change name later on end of this year..

Chris, you seems to be familiar with the project. How far is it to the proposed LRT station? Why do u say this is better location than Da Men and Impian Meridian? If I am not wrong the later two condos are nearer to proposed LRT.

The proposed kesas highway with 3 new exit is beneficial to the subang residents. Check out from thestar.com.my

Regarding lrt, nearest is along kewajipan, before shell petrol station . Hope this help;)

My opinion is Da Men located at Persiaran Kewajipan or next to the Summit, hence the frontage of this super main road is too hectic and busy.

The linkage to it's sub road to USJ 1, Persiaran Subang Permai is far more less hectic except morning and evening.

You One is next to the Mydin and also next to the Empire Remix. Where the propose road linkage exit and entry to Kesas highway is just next to the Empire Remix. Means from You One, you have double entry via Kesas and P. Kewajipan. If u heading to Taipan, Putra Heifhts or etc, you can escape all jam to proceed from P. Subang Mewah. So I see the advantages of You One. It's benefit from Mydin, Da Men, USJ Sentral and Empire commercial. But Da Men is only next to Summit and at the main entrance of USJ 1.

Commercialize, Da Men is good. For own stay, I prefer You One. You have far less hectic going home than Da Men.

Anyhow, both pricing does not impress me again.

Not sure condo in that area worth that kind of price....I guess it very much depend on the successful of Da Men and nearby amenities. If Da Men turn out to be like another Summit....then.....

Good side of it is for that kind of pricing, most likely people will buy for own stay and difficult to flip. So who can afford that kind of price, must be quite some cash rich aunties/ uncles and less worry of staying with some annoying uneducated people qua....

In term of accessibilty, dont see much diff between you one and da men. jz a very short distance apart. da men will be better for investment if the commercial mall successfull and its also walking distance to future lrt.

Bcz USJ 1 is part of FH + LH land area with pieces of the land owned by diff developers instead of Sime Darby alone like most of the other USJ areas from 2-24.

I believe the units there for U1, Damen, IM and Duo USJ1 is to accomodate student rentals. Currently, rental in IM is Rm1500 - 2000++ (frm empty to fully furnished). Casa Subang is filled with blacks, Nepalis etc ... the prop there is "condemn".

Damen and U1 is set to complete 2016. Imagine additional supply of units for rental, IMO the rental will drop with so much competition for rental.

I like this project so much, currently only left a few units on top floor, which cost about 1 mil plus, and a unit on 10th floor 1300sqf which cost about 700k after rebate ( on 20th may 15, released after loan rejection). The location of you one is superb, very convenient besides fresh boulevard, mydin, giant and damen. Also, it is a freehold property with 3 carpark, i see no reason for me not to buy this property either for investment or own stay ( so luxury). I spot the unit on 28 th floor 1450sqf , about 1.1mil. However, i canceled the buy 3 days later, after i visited this area at night, and found out so many African students and 'foreign students' nearby mydin ,casa subang and im condo. The sales persons trying to convince me that the foreign students can't afford to stay in you one. I think is yes, they really can't afford to rent the 1 mil unit. But how about those soho and smaller unit? I see the rental for small unit would not be higher as there r so many condo and projects around, therefore, soon or later they will be able to invade to you one. ( the rental for im, you one soho unit or duo remix etc would not be much different) As wat happened from casa subang to im. Can pjd management going stop this? Can someone stop this? Me myself felt uncomfortable to stay in such condo, so which rich guy or ceo going to rent here, and who going to buy later? (Chinese family going to cabut ). It is my opinion, no offense.

what my condo JMB did is restrict many rules for them to access to our condo, access card wont be given and register for african, even owner rent house to them but guard still can stop them and ask for some proven document. make the environment very black unfriendly..

Isis confirm SEGI will move out? How about monash then? Maybe to get soho or smaller unit of you one will be a fair risk, but not family unit. Unfortunate for me, the small unit all sold out. Pjd management can't stop African students to rent unit of you one, i think the African students can't invade to you one so soon, but i m sure some owner will rent to them when the renting market goes slow. Once open to Africans students, they can walk in and out with the access cards. To the African students, they will prefer to stay in you one with the rental almost the same to im or remix, but with better facilities and environment. Btw, damen shop mall occupancy is around 60-70% at the moment. Still there are 3 commercial shops for sales in you one out of total 6. The maintenance fee, water and electric bill is higher in you one. Again no offence, i love you one so much, but i still think the risk is too high to buy any large unit in youone. Zzz

We better hope segi not moving away if not there will be not enuf students to support these massive units. If youone markup high rental, students diverted away, then who will be the tenants? Local ppl? ( i think they will prefer terrace house cheaper), ceo? ( not many in Usj) Executive? ( same). If lower the rates then students come in as well as Africans.

i think every where also got competition , we cant expect youone bring property gain in short term at least not this few year but usj 1 is commercial hub for usj , it sure got more room to grow ~ can expect any new or future development giving lower price tag lolz.

I heard that BRT had started operating & also coming up Premier
Developer (Sime Darby) going launch T.O.D (Transit Oriented Development) at USJ 7 which is nearby Da'Men & You One

I took BRT on Sat (6/6). The frequency is consistent w/o jam (say 4-5 min/bus). The closest station for Youone is Station 6 (Mydin Station). It's so near to Youone! I think once step out from the station and you will only need to walk less than 10 min to Youone.

It'll definitely a great appreciation and even more when DaMen is up, LRT is up....

In fact, Sime Darby is going to demolish that own industry lots then redevelop it as mix development. What I heard since last year, tentatively going to start soft launch by 2nd half 2015 but any delay or postpone launch, we not sure

So far I know the tentatively selling price starting from RM 800 psf but not confirm yet

But the building isn't up yet. How they get the silver grad? Shouldn't to be grad after the authority done with their inspection and rating, only can get the grad? As i know the highest grad is PLATINUM

More development, does it mean more residential units, then getting more competitors coming in, and the whole USJ1 becomes higher density. Do u think it's good?

You one for own stay is just nice. But I would strongly advise fast to sell the unit once you get the key if holding power is shaky. Bigger wave is coming. Few of my frens have to sell very below market price and some can't even sell out when drop to launching price. Good luck everyone, care.

How many units in You One USJ 1 ? Each unit given how many parking lots ? Maybe not enuf parking lots for all residents and that's why Mydin recently started charging parking to discourage non-customers from parking at thier parking. It's now RM1 for 1st 3 hrs if U shop in Mydin, else it's RM1 per hr.

So Mydin may have lost some customers to their next door competitor! biggrin.gif With DM charging parking fees soon I think it is a matter of time before they oso start charging since many ppl would take advantage and park there even though their intention is to go to DM, Summit or Mydin.

If I'm not mistaken it's the 1 bedroom. Went to the show unit where they did a 2nd room partition, quite livable.. except no window in living room, but we're planning to rearrange the bedroom/living room/adding partitions here and there to suit our flow of living space.

Yes the location is tip top, I am excited about the Fresh Boulevard and Segi Fresh just across the apartment, on top of the Mydin and Giant within walking distance. And the future Kelana Line LRT station is a major plus point..

This is from a person whose point of view is based on optimistic living space, and watches too many House-Hunting and Interior Design TV shows icon_rolleyes.gif

Is there any practical way to prevent pak hitam get into you one?, I see a lot of soho unit renting out only 1k to 1.2k per month, PH definitely can afford to pay! Especially current economy is not good, sure many owners willing to let go to PH...

nothing to prefect in begining , but resident need work together to improve the environment time to time.

example solution for condo i staying now , last time full of African , now already very minimum.

JMB cant restrict the owners from renting out or sell to PH but can giving them special treatment.

very strict rules applying to them like when owner help PH to get access card. need submit full document to prove every thing on monthly basics . if any owner found rent to black tenant , he also get black listed also.

security and management will special jaga them.

within a year , most PH all moving out to other place.

Pak hitams are referring to Africans / blacks ( many are so called foreign students). In usj, they are gathering in casa subang and IM condos. As the rental to them are usually higher as compared to local, they actually can pay good price and stay in you one too, since rental in you one is not high and is located very near to IM and a few colleges in usj. At night, you can go to check them out on the street and bus stop near IM and mydin.

If 650 so for RM 30k overall then acceptable, just cautiously choose kitchen cabinet set, grill, simple set of master bedroom, 1 air-conditioned, 1 water heater, lighting & 2 fan plus minor minor TV set with sofa & small dining table.

I think I will take time survey the shops should be more saving

I was also approached by a Company to convert my unit to a Hostel.

Apparently they also assist in renovating the unit to a hostel unit for approximately RM39,000.

Net return to owner after deducting all monthly expenses (electricity, UNIFI, maintainence fee..etc) is estimated to be RM1,700/-.

I told the person that I'll rent the bare unit to them at RM1,300 and they can renovate it and let out to the students. No reply from him thereafter.
