Found something new in cyberjaya today.. another mix development on the rise..

This week, The Edge got full page with MCT boss and the table shown 2017 launch. MCT really aggressive with One City @Usj25.

Yup, 600psf is really pricey. If 600sft of studio is already 360k .. almost same price as Empire City Damansara?

If rm600 psft is accurate .......... is rip off pricing...

100% real lah... Just drop by their sales office on 19/7 and check it out. I am also contemplating whether to invest or not. Price is real on the high side but what is cheap nowaday? I am not too sure of the location. I heard their earlier project in Cyberjaya, The Place, is much better in term of location and price. If at all I am investing, I will go for duplex. Cheers!

Actually plan to invest one studio there too but heard my colleague say is over supply at CJ for those condo.

working in cj for about 4yrs. like ghost town after office hours. bear in mind only 2 big college there. student population will be limited. moreover not everyone staying there. expected at least more than 1000 unit condo will be up in few yrs time. existing condo like domain and cyberia still got a lot empty unit. this project selling rm600psf with commercial title? what is your expected rental yield in order to cover this? if those aiming for investment why not just get subsales like domain and cyberia. price around 250-350k better than new project. and one more very important fact about cj is almost 90% of the companies are doing IT. staffs in IT turnover rates are damn high. do you think they prefer to stay there? well, not to pour cold water but i just voice out my observation. those who plan to get this better consider serious unless you have high holding power.

Ghost town??? Working in CJ for about 4yrs NOW or 5-10 years ago?
I use to go for dinner at Padi/Old Town at around 8-9pm. Sometime have to park very far away or wait 10-15mins to get one!

have you stay there b4? 15min? if that day got football match then perhaps. sorry to say i never got problem finding parking even during lunch time. for long term tenancy, i dont think none of the ppl there will go padi/old town/cafe/mamak everyday especially chinese smile.gif. like i said, you if have holding power, just invest there.

Actually taufufa is right about the oversupply issue. Am also worried on this.
Cyber might change to be more "wong" once the under con projects are completed.

I am living in CBJ for 6 years ++, Padi/Old Town, Nando, PizzaHut, KFC, O'Brien are my frequent Dinner places.

Agreed with you on over-price and over-supply for NEW LAUNCH in CBJ, BUT CAN't AGREE ON "GHOST TOWN"!

In fact, for OWN STAY, still can find reasonable price and good living environment sub-sale units. And not difficult to find also.

I wanted to correct the number quoted. it will not be 1000, it will be more than 5000 residential properties (service apart, condo, link house, etc) completing within the next 5 years.

- The place
- The Pulse
- Garden View
- Shaftbury Square

- Garden Residence
- Symphony Hills
- Sejati Residence
- Domain
- LAke front

and more to come .....

But, this is up to you to judge about oversupply or what. Property is different investment compare to stock or forex. should there be oversupply or undersupply....things will not get rectify immediate, as it will take years to get one place occupied and also with takes years for new project to fill the gap if undersupply.

Btw, a lot of project not neccessary means oversupply....it is about consumption and time taken to occupy...that one you need to make your own judgement. OVersupply over a large defined area might not reflect the actual condition or might prohibit us to se value in certain property within the define area. Many say MK is oversupplied with condos....i have friends who still able to rent out their condo as 5-6% yield. Still people making money during bad time.....

If oversupply is the main issue, i think the owner will compete interms of rental, facade and amenities.

Actually in cyberjaya, all the project of quite close to each other. Maybe the most just 3 or 4 km away. This sky park can consider a bit outskirt from centre activity area. Shaftfury or Pulze has better location.

Depending on where u come from, from Mex, it is not, "the place" is also by mct is consider as entrance for people fro, mex. The place launch at cheap price slightly more then 300 psf? About that price range, all sold out before launching except the big unit. From puchong south ldp toll or equine park, there are two entrance, one is near kdvt which is this sky project located. The other is after putrajaya sentral station which i normally used. From selangor sains park or nusaputra or elite there is another entrance MMU that side. From Dengkil another entrance.

From 550 psf before disc, to me it is very expensive. Unless they giv 10% disc consider alittle bit ok la. From artist impression picture it indeed look very nice.

IMHO,
CBJ, GRR project looks more competitive after 2~3 years of all CBJ projects completion ... after GRR contracts go lapsed, it will be an open war of fighting to get tenants

True, this make sense that is why CBJ normally do not attract most investors as they cannot afford to take such a risk. In fact, if one do the study, more forums or opinions from others oredy discouraging them. It really makes no sense especially a young investor to start at CBJ. There are much better places to start.

In fact, right from start, the worrying of over-supply, high price psf is the main deterant for investors.

ya lor. one of my bankers told me that yesterday. Thats why i said to him, faster prepare everything for me (other banks also I asked) but all said got no indication from MCT. i hope bnm doesnt go for it coz it can give impact to economy, right?

Will like to get your opinion on which one is better:
1. high floor west facing balcony, can see sky bridge From top

I got a unit to let go in Skypark..its a single bedroom on very high floor (35 and above), facing the main attraction of the development (skypark).

Letting go for a small profit only, the price is still better that what developer is currently offering.

So let me know if you're interested. Have to be fast as must be done before sign S&P.

Actually I don't think SP sales is that super good. I was told that there are still few SOFO studio units available, not to mention many unsold units for service apartments, maybe 30%?

Hi all..just registered user..still learning to use this site on mobile.

I have recently purchased the 2 bedroom apartment.
Will be signing the LO this week. I'm sure the snp will be soon after.
I personally don't live here in cyber but working here.

I think in future I might contemplate moving depending on the circumstances.

Personally I think Cyberjaya is a great place for investment. I have worked here nearly for 5 years and seen so much of development.

I don't think the big shot developers like mah sing, mct n others want to develop property there if there is no potential.

In the past there were not much accommodation in cyber tats why not many people stay there.

It's the same case of retail where we see the same type of product being sold in the same row of shop lot. We see everybody crowding there for bargain.

From Wat heared there is some RM 40 billion being invested in cyber in the next 5 years.

From what I heard from the SA last is that they are only giving RM 5000 discount. So if u can get 10% then best to grab it. smile.gif

I signed mine 3 weeks back..just picked up my stamped duty paid duplicate copy.

Will be heading to EPF soon to do some widrawal. Never did like keeping my money in there. Time to remove my second account n put it to good use before the gov swindles all my money b4 the election.

I think u need to take note on the freebies that developer offer to make sure that all are included in the separated agreement outside of spa. Spa is standard.

Please do also take note on 15 cent maintenance fee whether it includes sinking fund.

What is the offer that u get from developer?

from the cyberjaya map, skypark is located near to the tm satellite farm and measat..from the google map it is about 1.5km away from these satellites...checked from wikipedia, it is something like a radio tower...will this thing impact on human health??

1.5kms is considered quite a distance away. There are buildings closer to the dish than Skypark.
I read from one thread mentioning about 200-300m away is "safe" zone. Can't recall which thread it is.

i was informed by the sales agent that the service apartment is fall under the act of HDA 1966 and need about 5year times to complete...
but under the schedule H of the HDA 1966 act, the statutory timeline to complete the apartment is 36 calendar months from the date of the s&p...can anyone pls giv some advices at here why it needs to take additional 2yrs to complete this project?..thanks

5 years is ok la since the developer has DIBS..in fact it gives more time for cyberjaya to develop..

They have to built the basement carparks, shopping mall then only the apartments..5 years is acceptable..as long as there are no delays la..

Take it slow. Let's Cyber get developed better first. There are too many condos/SOHO/studios/etc to be VP in 2014-2016. Skypark only VP in mid-2017.

U r right bout the standard 36-mth completion period under Schl H. However, since this is a HUGE project, dev has applied n managed to get consent to extend the completion date. Dev can avoid the risk of having to pay LAD as well. Win-win situation.

FYI, many other big mixed-dev projects also extended their completion period from d normal 36-mth.

Guys, do u think this is worth for investment? As what i read thru all the comments, some ppls did said rm5k discount and even 15% during new launched, and this time is only 5% rebate? unsure.gif

I think a premium mall in cyberjaya will be perfect to cater to the klang valley crowd. JPO is doing quite well...

there were talks about a monorail station at skypark as well..

did u guys hear about this?

heard many units are being snapped up due to reasonable price (rm 400psf)...

units are around 1200sf..

I think that is true. Attended MCT Danny Goh's talk on 1st May @ Armada Hotel. SA showed me that all strata office are sold except 2 units (reopened). I told him I will talk to him again after the second topic from Danny. 45 minutes later I went back to him both units are sold....

Quite good deal. It was about 440K with 20% discount, gurantee 9 years rental. Something like first 3 years 6.5%, second 3 years 7.5%...

Yes indeed, these premium outlets will be our MCT's main key to drive SkyPark to successful.
I haven't received any information from our leasing team. Will need to consult them only find out the supermarket.

About to sign the S & P, but found out a few things ; that the furnished items stated are not what we see at the show house. Mine is the two room serviced apartment. Eg. No bed or mattress given, only HeadBoard, 1 LCD TV ( not 2 ) , Only ordinary built-in wardrobe ( No mirrors on wardrobe doors, the water heater/shower head (which they could just replace with an ordinary water heater) , toilet bowls, lightings, may not be like the fancy ones at the show unit, no wall paper (What u see is not what u will get!). Furthermore DIBS also means that, if the Developer should somehow not pay our banker the interests due as the progressive payments are released by the bank, the buyer will actually be the one going to face the consequences thereafter with the bank. ..
So .., its a hard decision , to sign or not to sign.

Anyone from MCT could add anything to assure this potential buyer??

There must be a mis communication between you and our sales person
Apology for not being to be clear to you during explanation. Perhaps your issues can be answered right here.

1. Items
What you see is what you get: We are not able to promise you the brands of the item upon delivery is due to the time frame. 4 and half years down the road there might be changes in costs or improvement of products regardless of electrical or furnitures. and this leads to the 2nd issue

2. MCT might just replace it with cheap items which might defect
Upon signing Sales and Purchase agreement, the purchasers will be given a list of black and white which states items that will be given to you but didn't specific the brand. It is always been our purchaser concern regarding of the quality of the items. For furniture procurement, we buy in bulk (for example, 296 units of 40 inch flat screen tv), but we always make sure we buy 10% extra so that if any item is defect we can replace immediately. Your item is not guaranteed to be grand but quality wise, i would say it will be average and workable. That's what we promise in fully furnished facilities

3. DIBS issue
MCT promises to give the purchaser DIBS scheme so that they do not have to bear with the interest during construction. However, worst come to worst if developer doesn't pay interest to bank, purchaser eventually has to bear the consequences. This is the common risk every purchaser needs to bear if he/she acquire a under-construction project that offer DIBS. However, this doesn't mean MCT is not going to pay the interest, we are just visualising the worst scenario.

Therefore, to minimise your risk in purchasing a DIBS project, you can kindly refer to the followings,
1. After you received the notice of progressive interest released by the bank, kindly spend few minutes to notify the developer to check if they are also told by the bank for the interest payment. This is because there might be mis-communication between bank and developer too. If worst come to worst developer failed to pay interest on time, at least purchaser has done his/her part to notify developer when matter is being brought to the court.
2. Use non-panel bank so that purchaser pays interest him/herself, and claim back from developer.

I believe the mis-communication has caused you to have a higher expectation for the fully furnished facilities. Therefore, request a list of black and white which will be given upon delivery during making decision will be a good idea.

I sincerely hope what i written above can clarify your confusion and if you need any further help please do not hesitate to consult your sales person.

Apology for not being to be clear to you during explanation. Perhaps your issues can be answered right here.

1. Items
What you see is what you get: We are not able to promise you the brands of the item upon delivery is due to the time frame. 4 and half years down the road there might be changes in costs or improvement of products regardless of electrical or furnitures. and this leads to the 2nd issue

2. MCT might just replace it with cheap items which might defect
Upon signing Sales and Purchase agreement, the purchasers will be given a list of black and white which states items that will be given to you but didn't specific the brand. It is always been our purchaser concern regarding of the quality of the items. For furniture procurement, we buy in bulk (for example, 296 units of 40 inch flat screen tv), but we always make sure we buy 10% extra so that if any item is defect we can replace immediately. Your item is not guaranteed to be grand but quality wise, i would say it will be average and workable. That's what we promise in fully furnished facilities

3. DIBS issue
MCT promises to give the purchaser DIBS scheme so that they do not have to bear with the interest during construction. However, worst come to worst if developer doesn't pay interest to bank, purchaser eventually has to bear the consequences. This is the common risk every purchaser needs to bear if he/she acquire a under-construction project that offer DIBS. However, this doesn't mean MCT is not going to pay the interest, we are just visualising the worst scenario.

Therefore, to minimise your risk in purchasing a DIBS project, you can kindly refer to the followings,
1. After you received the notice of progressive interest released by the bank, kindly spend few minutes to notify the developer to check if they are also told by the bank for the interest payment. This is because there might be mis-communication between bank and developer too. If worst come to worst developer failed to pay interest on time, at least purchaser has done his/her part to notify developer when matter is being brought to the court.
2. Use non-panel bank so that purchaser pays interest him/herself, and claim back from developer.

I believe the mis-communication has caused you to have a higher expectation for the fully furnished facilities. Therefore, request a list of black and white which will be given upon delivery during making decision will be a good idea.

Hi all,

Need you guys expert opinion here about buying one the service resident unit at Sky Park. I'm seriously thinking about buying the 1 bedroom unit at Sky Park for investment. Actually I prefer 2 bedrooms so the target market is wider rather than 1 bedroom which going to narrow down the prospect of tenants. I don't have a chance to go to showroom as I am outside the country now and all decision which I will make is based on this forum and some research. I have 1 property in Cyber already which giving me good rental income per month about 1.8K and looking forward to invest more in Cyberjaya.

First off, the price is quite steep at Sky Park but in my opinion it will never get cheaper. Got few pro's and con's I enlisted here for Sky Park but overall I think it's a good project. It's just this 1 bedroom unit I'm worried about. Since my loan can go only to 70%, for 500K unit monthly payment + maintenance fee will set me back about 1.5K to 1.6K a month. Is it viable to rent this 1 bed unit for more than that?.

Need your honest opinion here. Need to make my decision soon enough whether to book now or wait or else...smile.gif

Yes for serviced apartment @ SkyPark CyberJaya is already registered with Kementerian Perumahan Kerajaan Tempatan (KPKT) and protected under Housing Development Act and that's the reason your service apartment loan is residential mortgage loan and strata title will be given to purchaser once the strata book is opened once completion.

RM 1.6k rental for 1 bedroom unit is very doable. The unit is bigger (700 sft) than other studio units and I reckon working professionals or rich students would probably rent here..Skypark has got offices and a mall so the pulling factor is there..

Agreed. The Sky Park @ Cyberjaya is the land mark project in Cyberjaya and I believed it will be the future mid valley in Cyberjaya.

I think no increase price..but they will not have much discount already compared to those early buyers..

Cant wait to see the building coming up at MCT..hope it will look as awesome as the pictures in its brochures :-)

Yup shifted already. Go check out their office at SkyPark @ OneCity. Pretty impressed I must admit. So far saw Tappers, Secret Recipe, a sport bar & some other F&B outlets already opened. thumbup.gif

MCT style is like that, as far as I know, at least for this skypark n dpristine iskandar.
according to mct, some owner don wan car park, some want more, so just rent directly from mct, simple.
cos/and it is manage by mct itself, so we hv no worry about the maintenance cos they wan tak care of their reputation too..
their maintenance cost is lower too cos no car park for us..
anyway, for long run like 10 or 20 yrs, is still good to hv/purchase the car park..
but unfortunately, we cant .. sweat.gif

Yea 2017 is good..but considering there are a few blocks of residential/office/hotel and a mall below..they need to speed up the progress imho..judging by the progress over the past 1 year..its very slow..

prefer a steady progress than a last minute rush job..

I thot its quite normal for earthwork/piling for project this scale to take first long year...

How u know its not gonna be? They still got a long way to go for the pilling works even after a year..

Im sure I share the same concern as other owners..end of the day we want a high quality product delivered on time..hopefully MCT delivers as promised..

The base is huge considering the size of Skypark and hence naturally the piling/basement will take longer time to complete. I think now the base is completed and basement carpark is coming up, hope for the best for all.

We have burnt our fingers before with a project in sunway that ended up being delayed for more than 8 years..once u feel the pain, you will really not want to go through with it again..

Agreed. Also I think the progress is slow now because they are building the foundation for 5 levels of basement carpark for the entire piece of land. Hopefully once the basement is done, the rest will speed up.

that is right, its quite a massive project..usually its just a service apartment..however this is multiple towers including service apartments, studios, duplex, hotel, 2 office tower and a shopping mall ...all to be completed 3 years from now..

at this moment, seems like a big challenge..

Once the whole of Sky Park is up it will be one of the place to be. Can't imagine the feel if having a drink right up there. A bit like the Sands of S'pore. This Sky Park will transform night life in Cyberjaya, Puchong, Kajang and Serdang. Can't wait to see this iconic development up.

Both mall are few minutes drive from each other. Those established and chain retail brands would not open 2 outlets so near each other and between Main Place and One City, they chose Main Place. Being expert in retail, they should know best. Tenants are the key factor for a mall success n especially very critical to jump start a mall during its early stage of opening

i think the only thing is that main place is limited by the space they have. it cannot grow further whereas one city still developing and they can even design the mall to lure existing tenants from main place. time will tell and main place right now does make many people happy because it has been revived. good for those owners.

i went to see the site
parallel towers all ready to begin works
it is at the edge of cyber and its success will bring even people from 16 sierra to come over without having to pay toll. whether this project will be a real success and shopping mall that is even better than dpulze?

agree main place is unexpected and took many by surprise but one city i went there is not so bad
at least they can attract a number of key tenants
there are crowds too
and MCT is working hard to promote their sales
you must remember concept is different
their new mall to be built we can only wait and see whether it is gonna be successful.

nope, i think One City will emerge as winner once others components like hotel, offices comes in. Main Place still very much empty and not able to hold long as space constrain.

The first round wont last for long. In fact, the tide had been changed now...

for residential units all target lkw students also together with the place and garden plaza?
anyone survey the areas surround sky park? i see many empty lands
there is one advantage for sky park if people enter from puchong side.

well im working in cyberjaya and living in setapak.. yes.. the haze its only in cyberjaya.. when i go outside the office.. i can smell like smthing is burning.. but not in setapak..

there is no reason why setapak is not affected

actually it came from bandar saujana putra area..i dunno either someone burn the area purposely or what. sometimes it's not even dry season but very smokeyyyyyy,

last few weeks that area was pretty bad. terbakar teruk. bomba cant do much
cant focus my driving at elite as the haze keeps on getting into my eyes. yup that bad.

then you are referring to local haze which most probably caused by open burning near cyberjaya as this area is still developing so expect some unknown area burn something or when they need to clear trees after land clearing??

sigh forever malaysia problem

not educated enough to think the impact from open burning

yea its from the area after saujana putra..many plantations and hence open burning to clear land..once people move into saujana putra I am sure they will complain to authorities about this and the problem should reduce.

OUM To Build Main Campus in Cyberjaya
23rd March, 2014
Open University Malaysia (OUM) plans to build its Main Campus at a ten-acre site in Cyberjaya following the signing of a sales and purchase agreement with Setia Haruman Sdn Bhd, the master developer of Cyberjaya, last December.

Announcing this at a Press conference, OUM President/Vice-Chancellor Prof Emeritus Tan Sri Anuwar Ali said the campus would be developed in stages with an investment of RM500 million over five years.

“We plan to invest about half a billion ringgit for the construction of the administrative offices, OUM Business School and International Open College (IOC),” said Tan Sri Anuwar. Also in the plan is the construction of residential hostels for the students of IOC.

The campus will primarily serve students of IOC, a sister institution of OUM that was established in 2010. It offers programmes at foundation, diploma and bachelor’s levels including Foundation in Arts, Diploma in Management, Diploma in Human Resource Management, Diploma in Accountancy, Diploma in Office Management, Diploma in Mass Communication and Bachelor of Management.

Cyberjaya is viewed as an ideal location for the Main Campus because as an MSC-status open and distance learning institution, OUM can leverage on Cyberjaya’s cutting edge infrastructure and superior global telecommunications and logistics network in offering quality education.

The optimal use of information and communication technology (ICT) in teaching and learning has enabled OUM to reach out to the masses, including those in rural areas.

Construction only start next year but not sure where is the location.

Poor workmanship, many cracks, uneven surface, poor paint job on wall, joint between not fill properly with plaster, bad design for the toilet, combine two thin tempered glass instead one thick tempered glass for railing...you can go there have a look yourself, see how's the workmanship

as I know my unit is residential which is entitle max 90% loan (depends) , so there is NO GST for mine. is the single stand alone tower I think, too loooong ago, forgot...

The structure of the mall seen just completed only. It take a very long time to reach top flr. Can it really complete the whole thing in 2017?

Nonsense this MCT, they said everything will be completed together with the "sky park"..now saying hotel will be delayed, who knows what else.


cant the developers just stick with their damn words!!!! Don't give empty promises...

View of MRT location beside Sky Park, units facing East might not enjoy the greenery views as to make way for future MRT station S34 Cyberjaya North (SSP Line, no 10, Sungai Buloh-Serdang-Putrajaya line)

SSP line goes into KL City Center (Chan Sow Lin, TRX, KLCC East), but need to pass by about 15 stations rclxub.gif

Unless there are express trains which goes directly from Cyberjaya to KL City bypassing inter-stations, this would cut down transport time.

We have Aeon, Mydin & Tesco in the area I'm staying.
Last time, the mall (which was around 10 yrs old) was managed by Jusco, now took over by Aeon. Nothing much changed, I like the place because of its layout, high ceilings, wide pedestrian walk way and classy interior design of the outlets. And as young ppl, I like to hang around there because there's more choices of F&B, TGV cinemas, Bowling & Karaoke.
Last year, Mydin came into picture, building a big mall with bowling alley & some F&B, (no other entertainment outlet tho) impressive interior design supermarket with cheaper groceries compared to Aeon & Tesco.
So, if u ask me, which place would I prefer to go, I will answer base on the purpose of visiting those places, if it's for groceries, I will go to Mydin, if it's for hanging out with friends, then Aeon for sure.. smile.gif smile.gif

It seems GST has been included as part of the loan amount. Does it mean developer has "absorbed" the GST since this is commercial title?

one of the next cbj icon.. how good if its located at the heart of cbj.. as of now this surrounding was a little low development.. hope people dont struggle for getting there.. and hopefully surrounding develop on par with this skypark.. or else people will say tower in the middle of nowhere..

anyway, this whole development really impressive...

coz i see this is a little out skirt.. same like The Place.. doesnt look merrier.. to wait for CCC to be fully operational.. i think it need quite some time.. hopefully this sky park will bring more crowd into this area.. and hoping it will be next favorite mall for cbj folks..

According to the plan..mrt station is right right opposite skypark (possible for intergrated).

So I think this area sure got many upcoming developments..
