very dangerous water heater looping....eventhough the contractor change the fius, this make even more dangerous cause the system will not tripped and will burden the wire.....the wire will generated heat..long term can cause fire and shorting..VERY DANGEROUS....

if you wan to be save if do not want to rewiring the heater, you can buy the tool heat scanner/gun that can measure the heat of your wiring (on both the heater and shoot with the scanner)....

for aircond and heater must pull direct from DB....

since you want to put extra DB..better change the heater wiring....

one more thing...DO NOT USE CHINA BRAND WIRE.....use only Sirim Approved such as Mega brand etc...

below is basic formula for wiring for you and other forumer...consider this also as TIPS:

Wiring

Downlight(lighting) around RM60-65
Downlight (lighting) loop RM40
Aircond cable 2.5mm RM150
Socket cable 2.5 mm RM120
Fan Rm70
Water heater 2.5mm RM150
Wall light RM60
Upah pasang light RM5-RM8
Upah pasanag fan RM20
Oven 4mm cable RM200

My house i design my house with 2 DBs...at back DB using 16 mm wire size....my advised to you...for your upper DB must use at least 16 mm cable from meter....

How much do you think it will cost to hack existing floor tiles and replaced with 1x2 floor tiles for an area of 590sq ft.

How much is the labor cost to install 1x2 wall tiles and floor tiles?

hi bro,

cost to hack is RM1180 and cost of tile with cement for 590 is estimated RM2400 (tile owner buy).

labor cost for tile is RM2 sq ft.

Thanks for the advice.

The reason I dun trust other contractor, not because they no good. Just because they can't convinced me. Everything should be supported by technical facts and standard rules. Sometimes nothing happen doesn't means is Ok. But what if the condition is different then you will be in trouble. Engineering calculation and specs doesn't do it as suka suka, it based on many conditions and theory to conclude it.
It is nice for you to share your advice.

For brick selection, is it neccasary to use red brick or can use sand brick for kitchen extension?

I just got my home and plan to renovate

For my budgeting purpose may i know how much would it cost to

1) break old tiles and lay new tiles perhaps 1x2 ft or 2x2 ft for a space of 1200 sqft

2) Completely re-do both my toilets with new tiles, new toilets bowls, shower screen, sinks etc. Currently both are split i.e. toilet and shower are in two separate room side by side with a small area between them. Would like break and combine the toilet in master bedroom into one and the below one to remain as is but change the entire interior with new furnishing

3) building concrete table tops in kitchen say L shape about 6 feet width and 10 feet length. Perhaps also a concrete table top in the kitchen about 3x6 feet. The mentioned above is to be fully tiled

4) any idea how much would it cost for me to grind and polish my existing wooden flooring which include the stairs and also top floor room. Total area will be circa 700sqft

5) To build a wall between kitchen and dining area somewhat a divider - a suggestion would be appreciated about 8ft length up to the room which is about 10-12 ft high

below is my calculation and quotation with the spec i given below, first of all i suppose you did typo mistake "No roof tile"...smile.gif...

spec : (since you want cheap and reliable for your house rental but i do no compromise on foundation,wiring and plumbing (foundation,wiring and wiring is according to JKR spec))

1. Sand brick
2. Plywood door
3. Normal window (not powder coated)
4. normal roof tile (Monier)
5. normal ceilling.
6. Normal tile (about RM2 ++ per piece)
etc

Estimated : RM50K

we must not compromise on safety for wiring....you better think to redo your wiring...water heater is very dangerous...since you got electric and water....these two factor is killer factor when combine.......many case is paper died while bathing........

for your case estimated cost kitchen extension RM9K (with normal tile excluded grill and kitchen cabinet). For hacking wall cost RM200 aje...if i were the contractor masuk sekali price in the reno..smile.gif...

for me since i want to stay long in the house better use red brick...from my experience..red brick is stronger and cooler. Sand brick absorbed heat and sandr brick after 5 year you will see crack on the wall....

i just get 1 of contractor quote for my kitchen extension, need advise from sifus here...

Total is 132 sqft on extension part. Including structural build up, painting, plaster ceiling, concrete slab top cost me rm18500... is it reasonable?

Ans: Estimated cost to hack old tile is RM2400 and lay new tile (tile owner buy) is RM4800. If you got quotation above this value then a bit expensive.


2. Hi bro,

It is reasonable if included door,window, wiring and tile. My estimation is RM15K only excluding grill and kitchen cabinet.

Since my new house has 4bedroom, plan to convert the smallest bedroom into a bathroom, how much will it cost? Size is 9ft*10ft.

Ans: to convert bedroom to bathroom...around RM1500 to RM2K (plumbing,piping,sewarage).tiling RM2300..tile owner buy...the price i calculated based on full height tile to ceilling....my calcualtion based on your area total

Ans: if you just want to break the wall..it is cheaper..but kurang cantik lah...if you want to remodel the bath room such as change the tiling..then the price is different. If to change the tiling (tile you buy) estimated RM1k.

Hi all the sifus:

I am planning a minor renovation on my house's backyard. It is a L-shaped area measuring 5'x13' and 33'x3'. Basically I would like to knock down the existing L shape half height concrete wall measuring 5' height and total length 51'. This is a cement sand bricks wall with no footings.

The new walls are full height wall estimated 9' height and total length 51'.

Existing roof is to be extended about 2-3' for the area of 33'x3'. For the area of 5'x13', new roof is needed. Roofing material is cement tile.

Need tiles for the existing area. Total area ~ 164 square foot.

Need a couple of windows and one solid wood door.

Ceiling board also needed.

Need also three electrical points.

Contractor please PM me your quote. Thank you in advanced.

Anyone has tried the prefabricated wall similar to the one seamaster is doing? It seems to be quite cheap but would not support load bearing.

Hi brother,

Currently my pipe from outside meter to kitchen and tangki is steel pipe, i want to change it to PVC, meaning just build a new pipe to kitchen and tangki only, my house is double storey 18x60, and the contractor charge me for RM2.6k just for plumbing, include hacking and plastering. Is it a reasonable price? Because i feel tat PVC pipe is not so expensive...
