I think Empire Group needs to demonstrate that they can successfully deliver Empire Damansara first. Completing a project is one part of the delivery but to make the place happening is another challenge. Unlike Empire Subang it is riding on an established commercial area.

If follow Empire strategy, should not be record breaking. Their strategy is clear off and clear it fast, playing on cashflow and moving units simultaneously through diff channels.

Furthermore, leasehold vs Da Men freehold with Da Men better placed but still have units leh

My resources told me about 400psf, I think can't be too far away. Empire always leave some "room of appreciation" for speculator...btw the Regina nearby is only launched at 470 psf with dibs some more .

I'm not sure is it duplex or not. But I can confirm my units on hand confirm duplex with build up 415 sqft only.

nah, i don't mean it has been selling, i mean it has been 'said' that it is going to launch soon. Anyway, booking haven't started yet until tomorrow for all agents. I have some document and confirm sqft, for loft its around 600sf-700+ sf. 28 floors, psf not confirm but should be around 500psf. Each floor is 20 units with 6 lifts. There will be a total of 6 towers, first 4 floors is parking (underground) 5 floors of mall and garden above the mall then you will see towers where only first 2 might be launching. A lot of things won't confirm yet until the prelaunch i guess. There are more news about this project but i think overall its quite expensive if there are no early bird discount though. i'm still waiting for more confirm news anyway smile.gif

Agent told me the launching has been delayed to later evening as they going to have a round of meeting with agents to finalise the details and the price/specs. Shall wait and see the details for sharing later today.

and issit 2 weeks then sign SPA???? and is the booking refundable/or rather how much? and issit DIBS only 80%?

This is under Commercial Tittle, therefore the max loan is on 85% if im not mistaken... but i heard their Panel Bank UOB can loan up to 90% if your doc is strong.

Booking is not fully refundable, 1% of the Purchased Price will be deducted for whatever reason.

The disadvantage compared to DaMen is that it's not walking distance to lrt unless if you are willing to walk 20-30 mins to reach the station. However this is well compensate with the direct Kesas access which if you are from Puchong toll heading to SJ then you will see new interchange directly to the site and the Empire told that there's flyover from opposite Kesas highway to the site. Was interested in this project but some expert advise ask me to hold as in USJ areas itself have too many similiar project (DaMen, USJ One City, Empire Remix and another couple which in the pipeline) and once all these completed you will see around few thousands units supply of Soho/Sovo and retails which they are competing among each other.

eh.... i called my "insider" yesterday, he said 70% sold la, the "balance units" which handle by outsourced agent last week are now back to the Sales Office... but i am not sure still got earlybird disc or not, coz they had the "OFFICAL LAUNCH" dy... blush.gif

Agree. Retail glut on the way. Coupled with small units glut that is more worrying.
Probably it will take years of adsorption while the entire market shift back to mass market for the time being.

Went to the site and the access from kesas is already there, right after the toll.. honestly its far to walk up to the upcoming station beside damen. I think PJD has a project there too.

I heard empire remix its only open for sale within a week and 65% is not good considering with DIBS ? U live there bro rakyat ? how do u like this one location and the potential ?

I have thought of invest in landed property ie alam impian i&p or naza tttdi but concern the years to wait for the whole township to mature for the price of 800k ++ installment would be more than 3k i dont think it could fetch that kind of rental

If so, why not the municipal council combine in the flyover construction such that make an exit from USJ1 to opposite side of Kesas? This has been discussed before and proposal was scrapped..

This will definitely make life easier at USJ1 combined with Sunway's upgrades

Yes suprisingly the access is already there once cross the bridge ER site is on left and right is theirs too. So i think ER buyers will never need to stuck at the summit if coming from kesas. U living in USJ ?

Open for sale is the Empire Loft comprising of soho only. For studio it will be another apratment block (phase 2) probably launch after afew months. SA told me will be at RM700 psf doh.gif I really doubt it is doable but we never know

35 sen excluding SF? den together with 1 carpark lot rental should be equivalent to almost 50 sen psf loh.

Correct...but these cons mentioned above...are very well aware
even ametuer knows it.

Every thread of new prop in this forum...those cons sure pop up one.
Thats why i dont even need to analyst it in details.

LH - lah, why LH is so bad meh? again those who have hindsight will understand how LH can also make good money.
Example - Kelana Jaya Sterling also LH...if i rewind the time and let you buy again on developers price do you still care about LH ?

No car park lah - Since 2009 development many developer doing this...don't understand people still complaining.
This project is commercial lah..you want car park wait for residence loh.

JAM - no need to even bother with this if you are in property investment!! period!!

Maintenance fee 0.35 - this is peanuts ...if you hear it now!! Back then 2009 got certain prop already rm0.40 lah.
what you expect? 0.20? at this economy climate? go and ask...for a lift service contract and see you can maintain at rm0.20 psf?

sticker game - this one...is the best self hallucinating!!! cannot afford to place a sticker...sourgrape...conclusion sticker game lah!!!

Thats my 2 cents view...feel free...to have a go....!!

I think the non refundable booking fees is a good thing as the stickers are abit more genuine. Hence even with this creteria the units are being grab then we know that the project is doing well- no?

I think the 60 buck isnt good one, mine i paid 159 for the case and foc SP all ori. all 300 white 300 blue kena sapued clean clean left last few white quickly grab mine else gone too tongue.gif

RM159 is too rich for my taste, I will stick to 'knock-offs'

As for Crystal coming w or w/o car park, think most Empire offering does not come with carpark. Could be wrong but I would hazard a guess that crystal does not come with carpark

From the information I obtained from Iproperty,

Crystal tower only 300 biji, price from RM580 psf (Rm10,000 early bird discount)

Scholar tower 1000 units, price from 462sf, Rm193,800 up, price is less than Rm420/sf (Rm5,000 early bird discount)

For rental, I think scholar tower is better. Scholar tower is definitely not suitable for long term own stay (at least for me)

For own stay, crystal tower is better as long as none of the owner willing the match the price of scholar tower in order to rent out their place in future!

What I did not understand was why didn't the developer launch the scholar tower first before launching of crystal tower! I heard some of my friend who bought to rent also feel piss off by the price of scholar tower! But if they now plan to jack up the price of scholar tower, who is going to buy, bare in mind there are 1000 units and the name "scholar" itself already tell you who this building is cater for!

Not really. Just sharing what I know, hope that I did not mislead anyone. Feel free to correct me if I am wrong! For further info, it is advisable to refer to the developer/SA!

My info was from my friends who bought Crystal tower!

No one can give you 100% answer...if someone Guarantee and signed black and white agreement with you this is confirm can rent for rm1.5k..

All forumers already Sapu within 1 hours... why? Simply reason:

I personally dun think the 462sf can fetch this price in few years time even the unit is fully furnished! There are plenty of choices in USJ 1 in few years time

617sf + fully furnished - RM1500, might be possible in few years time!

What do you thk is easier for you to sell out the 3 block with all units???

Now 3 blocks:
A.LOFT (expensive and comfort level, can used as Business suites purposes) with low density;
B.Cystal Tower (like Studio/suit for Couple life/ New marrige) with low density: Medium price
C. SHOLAR (Smaller) & high density XX unit per level & aim for students? Lower Price

OPTION A:

I have not much comment since I have not vested interest! But then, 2 of my friends who bought for rental play also wish to cancel their booking for Crystal or trying to change to Scholar at least! I saw Rakyat's comment, make me wonder what about other lyn member who bought Crystal hoping to rent out in future feels?

Now seems some of you start to aware and realized where the key & Selling points.

Actually all depend, some buyers prefer own stay? some merely want cheaper price and keen for rental yield, some is flipper and many many more...its depend your need and of course what is your confident level on this Developement and location is the most concern.

Tatagal...just told to your frens about my point... remember different segment and concept will do...

if they are SMART investor, they will get you else meant they just bought blindly.

IMHO, If my target tenants are student, I will most probably switch but if my target tenants are young professional, I will think twice. You won't want to stay in a 50 units per floor with mostly students, else you won't be able to sleep. hehe

with such density...it only takes a few landlord
to spoil the rental market...i dont think you can rent 1.5k
for these units...

1.5k can rent alot of place with better facility and bigger unit.
i would say more like rm850-rm1000 for fully furnish max.

again..if this kinda of rent ...pls be prepare oh...not only student..that will be coming..but..low class foreigners,hookers, and so on...

i for see...something like mentari court!!

The duplex design is quite attractive... however, there are no carpark for scholar tower. Don't know it is still attractive or not.

It really is residential.

Wondering why empire name it scholar and specifically stated it as student tower in their marketing brochure? Silly isn't it? It's a turn off for many ppl though it can target budget concious working ppl for rental play too.

Maintenance RM 0.40 psf exp. or not?

Comfirm don have pool. It is just apartment. And developer had sold whole block to 1 INVESTOR. If u wan to buy. U only can buy from the investor. Developer does not have any unit in hand anymorw.

b) according to SA, only 8-9th floor open for sale. (not sure if it's sale's tactic)
c) pool (not confirmed yet) . got garden/court/library
d) maintenance fee 40c / sq ft, however, they only charge it based on the 'ground' level. for eg 462sq ft, ground floor is around 278sq ft. so it's 278*rm0.40
e)no car park
f) duplex type, layout it's like, when u enter main door, left hand = toilet, right= small kitchen, go straight is living area. upstairs is just a wide open space.
g) tempted to get one, had 2 chances to snipe, but i didn't go for it. somehow my inner feeling just told me something ain't right. oh well i could be wrong
h) commercial title

What makes you think it will affect the bungalows? Are you planning to rent the bungalow out? I personally think that nowadays, many developers are pricing their new launch at future price, it benefits the bungalow (at least in short term), for long term, it still depends on the economy!

Hmm call the agent just now at 12pm said haven't open yet. Anyway any sifu can advised if for rental purpose, type a(2 room) or type b(1 room) more wise? Caus I saw from the pic, the second room upstair is look like open concept without wall/ door. Can ppl accept it ah?No privacy, ppl at ground floor can saw.

Back to ER, it seems that not many ppl get their loan approved b4 the signing dateline? 2 weeks feels just like 2 days. The level 8 & 9 scholar purchasers S&P dateline is either next tues or wed.

Actually there is no hard dateline; just email ur SA& they will xtend as AP not approved yet si technically cannot sign snp

Tt session i prefer friday or sat after 9 pm but will try to compromise

during launching the UOB bankers there commit max is 90% margin with dibs up to 80% only even with considerstion its commercial title. now reduced to 85% ? then same with Mbb offer jek, some more Mbb give dibs up to full 85%

Got 80% + 10% from UOB, 80% with DIBs, while 10% need to service upon disbursement; its fix loan and MRTA is compulsory (short term 5 yrs and RM100k sum insured)

My PBB banker said can loan up to 85% with dibs, mrta or ULTA ( if not mistake) compulsary, but she ask me to take ULTA ( about 1000++ for 5 yrs policy ) some more can put into the loan.

vestor, i also first time hear this, something like mrta, but won't depreciate the value during period. eg. i bought the ulta for 5 years policy, within 5 years if a passaway, they will pay back full initial loan amount to me, or after 5 years i still alive , policy agreement end, nothing get back ( i prefer still alive and get nothing after 5 years) . this one is also to protect bank la. The benefit of this is far lesser premium ( since i don't like mrta,but compulsory), and the insure value keep the same during the period,

ED was launched at least 1 yr before EC hence EC EDC is still 3 yrs away while ED should be due within 2 yrs?

Most ppl knows that Empire is playing 'apom' game with minimum capital backing. Hence they need the revenue from 1 development to cover a new venture.

Each new development is progressively more risky and requires higher GDV and the music continues when its stops no one knows.....
