Suggest buyers appoint lawyer to negotiate a supplement agreement with meh e.g instead of paying to meh, dibs should be made to a escrow account; Seek meh boss personal guarantee; hefty late delivery penalty, etc.

What will happen to those buyers failed to pay dibs? Option to sell back to the developer?
