If follow Empire strategy, should not be record breaking. Their strategy is clear off and clear it fast, playing on cashflow and moving units simultaneously through diff channels.

Furthermore, leasehold vs Da Men freehold with Da Men better placed but still have units leh

Agree. Retail glut on the way. Coupled with small units glut that is more worrying.
Probably it will take years of adsorption while the entire market shift back to mass market for the time being.
