Semi furnished condo @ RM450 psf in USJ expensive??

looks like expensive... can get completed USJ 1 Avenue at 300psf... maintenance is not bad, landscape is ok, and got some large build-ups...
this Regina location seems nearer to USJ1 Avenue than Da Men... with no commercial activities and leasehold... comparable to USJ1 Avenue instead of Da Men/Meridian...

For me, I'd buy USJ1 Avenue. Good rental returns, good management. Best of all, there'll room for appreciation once Regina and Da Men comes into place.

not mentioned too the new rm3.6 bil usj one city project by the same developer

soft-launch today... RM460k is it worth investing? usj 1 avenue is cheaper and sq ft bigger that regina.

DaMen is all bout studio..this one is over-priced.
