Banker ? The whole equation does not involve the banks. None of the business of the banks. It's between the developer and the buyers.

QUOTE(puchongite @ Nov 20 2013, 10:37 AM) Banker ? The whole equation does not involve the banks. Agree only if the purchaser does not take a single cent from the bank. As long as part finance, to my limited knowledge, will kena.None of the business of the banks. It's between the developer and the buyers. But relax lah, look at it as reduced margin of finance. That is all. I will be happy if i were you. |

From the The Star today :
"Another key item on the circular requires banks to calculate the LTV ratio based on the net price of a property instead of its gross price. To illustrate, a property with a list price of RM1mil, rebate of 5% and 90% financing would incur a down payment of RM50,000 after discount. Under the new regime, the down payment increases to RM95,000 because the 90% loan will be computed using the discounted price tag of RM950,000." I dont quite understand what it's talking about... does this anyway affect the TR deal? |

QUOTE(tmc @ Nov 20 2013, 11:04 AM) The robertzai people anticipated this. still find it unacceptable stating the discounted price in the SPA... cos its a discount, its not a profitThat's why they mentioned very clearly the S&P price is after discount. if one were to sell within 5 years, RPGT will be more due to the SPA price less than buying price for collectors then no issue lar so far only this development doing like that... others are still stating the actual price and discount on downpayment... |

A total of 31.9 million people had used the stretch in 2012.
“The walkway offers greater accessibility, comfort and security for shoppers. “It is very clear that our infrastructures have opened up the tourism industry,” she added. Similar walkways will be built including the NKRA for Urban Public Transport proposing four skywalks and covered walkways in Kuala Lumpur, with construction expected to start this year. They are Pudu Sentral Walkway (from Plaza Rakyat to Pasar Seni LRT stations), Bandaraya Walkway (linking Bandaraya LRT station to Sultan Ismail Skywalk), Wangsa Walk (connecting Wangsa Walk mall and Sri Rampai LRT station) and Wangsa Maju Walkway (from TAR college to Jusco Wangsa Maju with connection to Wangsa Maju LRT station). Meanwhile, the high-speed rail link will reduce travel between Kuala Lumpur and Singapore to a 90-minute journey and would comprise two services – express and transit. The express service will connect Kuala Lumpur to Singapore, while the transit service will stop at smaller towns in Johor, Malacca and Negri Sembilan. |

Safety is of course a concern but at least with covered and airconed Skywalk one will be comfortable move around and protected from sun and rain. Just that the structure is potentially damaging and blocking the view of the city... |

Actually, the underground stretch from Warisan Merdeka to KLCC really has good potential to be developed into an underground haven for the following reasons:
1) It will be linking the 2 tallest buildings in Malaysia. 2) The ongoing MRT project will have a 9.5km underground stretch from KL Sentral to Maluri passing through Warisan Merdeka & Bukit Bintang. 3) If everything goes according to plan, the underground stretch can link all major shopping malls & land marks in Golden Triangle. Warisan Merdeka - Plaza Rakyat - Pudu Jail Redevelopment - Pavillion - KLCC - TRX 4) If the government have plans to develop Bukit Bintang into a world class shopping district like Orchard Road (Singapore), Ginza (Tokyo) & Fifth Avenue (New York), linking the shopping malls through underground passage makes more sense bcoz: a) Take advantage of the current underground MRT project. b) All will be sheltered from the sun & rain. c) Land above ground is limited & expensive. d) Ease traffic congestion. Those who have been to Japan should get what I mean. They have like another city under the city (a bit exaggerated of course) with abundance of f&b outlets, shops & shopping malls underground. It makes walking from 1 place to another pleasurable & faster (no traffic light). The above are just my personal point of views. This post has been edited by KaFai: Nov 22 2013, 03:59 PM |
