wow reported in aug 2010 to sell at rm1,100psf?
fast forward to present and adjusted to present rates, wonder kind of pricing are they revising too?
even if maintained at rm1,100psf, the cheapest unit would be rm660k based on 550sf?
looks like mutiara, SGR, and ceylon highrise is set to jump in prices again if gamuda launch at this kinda pricing.

if only plaza rakyat is revived ....

This is Gamuda Land's first highrise project.

It will have a "new concept" SoHo-serviced apartments and retail for KL. The design may include a "sky bridge".

The development is expected to rejuvenate the Bukit Bintang, as there are talks to connect KLIFD in San Peng Pudu to Bukit Bintang then one towards KLCC and another one towards Warisan Merdeka which will cover Plaza Rakyat/Jalan Pudu area.

GDV >RM600 million mixed development.

Walking distance to Pudu Bus Station & Plaza Rakyat!
Next to the famous Plaza Rakyat the abbandoned project (now looks like haunted)
Facing Tung Shin & Chinese Maternity Hospital!

Any idea on the commercial components? High end shopping malls to rejuvenate Jalan Pudu?

their pricing always 20 - 30% higher thn their competitors, i am not surprised tht they sell at RM1,300 psf or maybe higher once they launch!

The commercial podium is a so call high end wholesale center! Probably can get fake LV, Gucci there!

Haha! Spend RM1300 psf just to stay close with foreign workers & tis area is prompt to bersih rally!

Sources mentioned tht A wholesale podium will be build in robertson project, facing jln pudu & tung shin hospital.

The developer will JV with TSI group, who is very experienced in wholesale market will be jv wit them to manage & run tis mall.

The investors & buyers of the robertson project will enjoy:
(1) Capital appreciation in term of value of property
(2) Close distance to wholesale mall, where they can buy in bulk & save
in bulk as well.
(4) Stay Chick - right next to a wholesale mall introducing a new lifestyle
(5) JV by 2 reputable developers with wholesale experience

The whole sale center might attract a lot of crowd & make the place happening like bukit bintang.
This will help to push up the property price as well.

I believe with TSI experienced in Plaza GM KL, they might make this project successful ;-)
& gamuda expertise in landscaping, they might use landscape the building nicely & prevent the residents from looking the abbandonned plaza Rakyat.

This developer strength is in towhship development, thats why they can sell 15% to 20% more thn other.
But they are not the expert in high rise, thats why they need to sell cheaper 1st, furthermore the location is so so only!
How to sell high?
