Hi all sifus, I'm rather new in property investment & would like to invest in this robertchai bcoz the location seems good. Is there rental demand for such small service apartments at Bukit Bintang area & will it be hard to sell such apartments as it is not suitable for family with kids? Please help bcoz I'm not from KL.

I do agree that the maintenance fee is on the high side but on the other hand, more facilitiy should also mean that it's easier to find tenants. Given the same rental, people might be more attracted to the extra facilities. Nowadays people buy car also have to compare the specs & features first right? I would really love to see Gamuda keep their promise to build a covered walkway from the Robertson to the Plaza Rakyat Lrt station. That will really cut the distance to the future Merdeka MRT station a lot.

QUOTE(puchongite @ Oct 23 2013, 06:04 PM) Anybody else heard this promise ? Haha just to make sure you did not dream about it. I was told by the sales staffs about the covered walkway but of course it can be another empty promise or gimmick by them but I think being a reputable developer & their first high rise project, Gamuda has every reason to make sure it is a successful one in order to establish a stronger foothold in the property market.

QUOTE(kochin @ Oct 24 2013, 11:35 AM) this is their first highrise meh? anyway, newbies to highrise usually would make tonnes of mistakes. just like SPS did in their SSR and setiawalk. This is what I read from the interview of their Managing Director by the Edge while accepting their property excellence award. http://gamudaland.com.my/media-release/?newsID=30 It might be misleading a little but this is in fact their "first luxury high rise service apartments in Malaysia". Madge Mansions is considered as medium rise luxury condo & the rest of their projects in Malaysia like Jade Hills, Horizon Hills, Bandar Botanic, Valencia & Kota Kemuning are all landed townships. Correct me if I'm wrong.

QUOTE(tikaram @ Oct 25 2013, 10:22 AM) Is my research ok? answer some your doubt? Thanks for the info bro. So I guess Gamuda does have a few high rise projects prior to this Robertson. I do hope they live up to their reputation by taking care of their investors' interest. Not like some "sold out not my problem" type of developers. Infrastructures around the buildings are important: accessible roads in & out, walkway to the LRT & MRT stations as well as maintenance to the buildings. Since they charge 50 cents psf for the maintenance fee, I guess they have more than enough to keep the buildings well maintained. The success of the shopping mall is important as well, must make sure they are managed by the right people.

QUOTE(bb68 @ Oct 30 2013, 03:30 PM) Anyone has any news re the whole sale complex in The Robertson? All I know is that the complex will house a high end wholesale center. Even the sales staff can't tell you much. As I said before, I think the success of the complex is critical. Maybe most investors & buyers prefer not to have the wholesale center bcoz many are scared it will become a lepak place for the trouble makers but I think the intention is to shield the lower units from the noise. Imagine all the buses passing by Jalan Pudu everyday. The management team of the wholesale center is super important.

QUOTE(tmdsad @ Nov 5 2013, 01:42 PM) I am TSI group employee. THE ROBERTSON @ BUKIT BINTANG will not have same Plaza GM wholesalers as it is a joint venture of Gamuda & TSI group. The Joint Venture will get high end wholesaler and plan for just few floors. The remaining will house "High Quality Young Ladies Fashion " The mall will offer discounted few years rent to QUALITY tenant like Gamuda Walk in Kota Kemuning. Thanks for the info. If a high end grocery store can occupy the ground floor, that will be a bonus. But I think the space is kinda limited.

QUOTE(accetera @ Nov 6 2013, 11:16 AM) DBKL don't want Ivory. Now they need to settle some outstanding issues between the old company Plaza Rakyat and DBKL and other stakeholders. Bro, what did you mean by "DBKL don't want Ivory"? I thought Ivory won the tender right?

QUOTE(accetera @ Nov 6 2013, 09:04 PM) http://www.theedgemalaysia.com/first/25540...kl-dispute.htmlIvory won the tender from Adam Primus, the administrator of Plaza Rakyat Sdn Bhd. But but there are alot more stories to that... and I heard Ministry not keen for Ivory unless... Thanks for the info. The dispute is between prsb & dbkl. Ivory is caught in the middle. According to this article: http://www.theedgemalaysia.com/property/24...a-solution.htmlGamuda did show interest to revive Plaza Rakyat as well in the beginning: Gamuda Bhd, which has a RM670 million mixed-used development called Robertson next to the Plaza Rakyat site. tells The Edge that "it [Plaza Rakyat] is within our interest and we are open to reviewing the possibilities [to participate in reviving the project]". So if it materializes, the Robertson's buyers will laugh until teeth fall down?
