QUOTE(kochin @ Jan 4 2013, 10:39 AM) looking around this area, i must say the residential to beat would be the awesome SGR. Boss, if SGR is RM1000 psf then is Robertson RM1300 psf fair and doable?SGR facade is very outstanding compared to the others. prices are approx RM1,000psf. but robertson's rendering looks sleek and stylo too with metal clads. |

QUOTE(kochin @ Jan 4 2013, 03:31 PM) that's the funny thing. I was told Plaza Rakyat will be revived by a GLC...how true?i asked someone the boundaries of golden triangle and the someone told me that the boundaries changes over time. it depends on whether there's any shift of the CG (centre of gravity). when i enquired, the someone told me currently it's along JSI to J.ampang to Jln imbi. but the person also told me that the triangle would be enlarge when TRX is developed as well. so if plaza rakyat is revived and pudu jail proves to be a hit, i do not see why not this can't be included in the triangle or square or circle then. kekeke. PS: the someone is actually someone quite reputable in a very establish valuation firm. kekeke. And Pudu Jail will be redevelop into a transportation hub and Puduraya will relocate there... |

QUOTE(accetera @ Jan 4 2013, 03:44 PM) The renderings are not final. In fact, there are many more renderings. Rumours has it that Bukit Bintang Sentral will be the one!If MRCB won, Pudu Jail will be a transportation hub as they proposed "BUKIT BINTANG SENTRAL" (really wan). Plaza Rakyat will be revived pending smartness (if there is any) of the new KL Mayor. A few big developers are interested to takeover, but does Tan Sri Thiing willing to give up? Rumours also has it that Plaza Rakayat will be taken over by a GLC with enough financial n political power! |

Launching April 2014 only, long time to go
Don't know why take so long... After no more DIBS and next year BLR increase by 0.25% or 0.5% then only launch, Gamuda slow and steady... |

Why so long gap?? Unfurnished RM1100 psf and furnished RM1300 psf so > RM100k furnishing for the 500+sf unit... |

QUOTE(SDEHCE @ Nov 5 2013, 03:58 PM) mybenz, no worries! tmdsad from TSI group, will look for "high quality" tenants for this 9 storey mall (wondering why built so many storey, do people willing to go up to the highest floor). who know future might have a TWG outlet there selling premiere english tea @ wholesale price. http://www.twgtea.com/ 9 storey mall, no joke...Like Times Square in HK, also many storey but they segmentised it very well so that specify floor cater for specific category and there are many lifts at the main entrance with clear signboards. U can straight away choose the floor u want to go to for your target shopping. if window shopping up to u lah |

QUOTE(bb68 @ Nov 20 2013, 05:39 PM) A total of 31.9 million people had used the stretch in 2012. Sometimes it is not whether there is a walkway, the more important consideration before u start to walk on the walkway is : is it safe to walk through it and come out safely??“The walkway offers greater accessibility, comfort and security for shoppers. “It is very clear that our infrastructures have opened up the tourism industry,” she added. Similar walkways will be built including the NKRA for Urban Public Transport proposing four skywalks and covered walkways in Kuala Lumpur, with construction expected to start this year. They are Pudu Sentral Walkway (from Plaza Rakyat to Pasar Seni LRT stations), Bandaraya Walkway (linking Bandaraya LRT station to Sultan Ismail Skywalk), Wangsa Walk (connecting Wangsa Walk mall and Sri Rampai LRT station) and Wangsa Maju Walkway (from TAR college to Jusco Wangsa Maju with connection to Wangsa Maju LRT station). Meanwhile, the high-speed rail link will reduce travel between Kuala Lumpur and Singapore to a 90-minute journey and would comprise two services – express and transit. The express service will connect Kuala Lumpur to Singapore, while the transit service will stop at smaller towns in Johor, Malacca and Negri Sembilan. |

QUOTE(kochin @ Dec 18 2013, 04:10 PM) vertical mall concept for discussion: Boss, HK different ma...the MRT network is so efficient that you can visit few shopping malls in 1 day by MRT but in KL cannot imagine driving thru jam and fighting for carparks in order to visit more than 1 shopping mall a day. Further, you will notice the human traffic flow in HK is so heavy everywhere due to the high density of population/visitors per shopping district. Because of their small apartments, most HK people will "lepak" in the streets whenever possible and only go back to sleep or rest. All these reasons are contributing to the very high human traffic for retail outlets in HKtimes square hk 31 storey mall? http://www.tripadvisor.com/LocationPhotoDi...-Hong_Kong.html megabox hk 19 storey mall? http://urbantoronto.ca/forum/showthread.ph...y-vertical-mall langham place hk 15 storey mall? http://www.langhamplace.com.hk/en/#/about_lp/mall Rental is also so absurdly high which has been driving even HK restaurants away from ground level shops to non-ground level units in commercial/office building, not even shopping mall. Surprising these restaurants can do well and acceptable by the consumers. In KL, the impression of a restaurant not on ground floor is already perceived as "no good" one... KL does not have the above factors to promote vertical malls. It will be interesting to see how Robertzai handle theirs...maybe can set the first precedent in KL |
