Is it already selling to non-staff ?
Sorry for cutting into this thread. Price points looks reasonable. It has gotten my interest.

QUOTE(ryan@chua @ Oct 13 2013, 04:19 PM) Ya. Investment perspective. . Choose the cheapest among all no matter what kind of view or furniture. Somemore I'm so confident that I can make it with same id and same furniture but haha "abit lower quality in materials" where it's not easily be observed to get the same rental yields. With limit choice available .... so do you think it is still worth it to own the smaller built up (5xx sf) unit - same floor as the floor intermediate water tank ? How serious the noise problem is going to be ? Anyone has real life experience on this ?(Lowest entry highest gain) |

QUOTE(ryan@chua @ Oct 13 2013, 05:52 PM) u are welcome to stay overnight in marc resid, or idaman resid, or parkview Can't tell from your reply if you are saying it's terrible or it's bearable.then u'll know what's so called noise and how's the rental yields overthere. ( unfortunately, my units not same floor as water tank, don't worry ) So what it is ? Very terrible is the answer ? |

(A) Easy payment scheme :-
1. Pay x amount for booking. 2. Pay (5% - x) amount at SPA 3. Pay remaining 5% in consequative quarters, each quarter pay 1 % (B) Deferred payment scheme :- After finished all the full 10% down payment, then only the progress payment will kick in. As we can see from above the first progress payment will be at least 18 months after SPA date, even if it is a 90% loan. |

QUOTE(bb68 @ Nov 19 2013, 10:07 AM) What about ltv70%? To be fair, I believe they will have to apply the same scheme. Don't care whether you are getting how many percent LTV.1. Pay 10% as described above. 2. any payment scheme for the remaining 10% (ltv80%) or 20%(ltv70%) ? Meaning say you are on LTV70%, your other 20% you will pay at least 18 months after SPA. Also subject to project progress. If 18 months comes first but the project progress haven't reaches the billing stage, then you wouldn't be paying. |

QUOTE(KaFai @ Nov 19 2013, 02:54 PM) As far as I know, the balance 5% (5% - 20k) must be settled upon signing of SPA next year. Then you have 5 quarters to settle the remaining 5% by paying 1% every quarter (3 months). The 2nd 10% will be due on 31st Oct 2015. The magic date of Oct 2015 is based on SPA date of April 2014. The first 1 % - 3 months - July 2014 The second 1 % - 6 months - Oct 2014 The third 1 % - 9 months - Jan 2015 The forth 1 % - 12 months - April 2015 The fifth 1 % - 15 months - July 2015 The 6th quarter - 18 months - Oct 2015 If for whatever reason, the SPA date is changed, then the magic date Oct 2015 should be shifted accordingly. |

QUOTE(bb68 @ Nov 20 2013, 10:57 AM) From the The Star today : The robertzai people anticipated this. "Another key item on the circular requires banks to calculate the LTV ratio based on the net price of a property instead of its gross price. To illustrate, a property with a list price of RM1mil, rebate of 5% and 90% financing would incur a down payment of RM50,000 after discount. Under the new regime, the down payment increases to RM95,000 because the 90% loan will be computed using the discounted price tag of RM950,000." I dont quite understand what it's talking about... does this anyway affect the TR deal? That's why they mentioned very clearly the S&P price is after discount. |

The banks are giving conventional and islamic same figure for BLR and BFR,
Is the interest calculation for BLR and BFR the same ? If one has intention to pay back quickly ( ie early settlement ) and given the fact that islamic loan has no lock in, wouldn't it be better to go for Islamic ? Maybe Islamic loan the penalty is hidden somewhere ? Since conventional the lock-in period is tied to first disbursement of loan, if one go for conventional loan and 70% or less margin, then he will at least have to hold for 1 or 2 years after VP. Apparently the buyers of robertson have to sign a form which declare that they are not company directors or related to the company directors. I thought this is funny. Anyone knows why this project so special, have to make such declaration ?
