i suppose this is a piece of good news to all the spira owners! although my wife is kinda pro this kindie coz i now have a 2YO girl and it will be damn convenient just to send her there but then again when there're lots of people coming in and out of this area, i really don't think it is that 'exclusive' anymore not that this place is exclusive la.

It is to differentiate the size variance, between 20x75, 22x75 and 24x75

Hi Guys,

Any owner of 20X80 viola here? Id like to open up court yard so that my living hall area has more space. Open up includes taking out the sliding doors, the window glasses, raise up the floor to be even with the living hall area and cover the roof with glass. I plan to make this area as my tv area. Is this a good plan? Anyone?

of course. rental income is more for high rise. but for landed, look for capital appreciation.

agree. however currently the property price is freaking high. i doubt rental can fetch a good income after deducting the loan repayment.

great that the samseng kindie owners lose. i really hate this mentality of build and open kindie first, ask permission later. they can make kindie in InP but not here.

Btw friends here are saying about Bumi Lot. Correct me if im wrong, this is freehold. No such thing as bumi lot. bumi quota yes, to sell. But i dont think there's such thing as bumi lot for freehold properties.

Btw, yes, Bumis are still miskin... hopefully the wealth gap is reduced when I grow old.

it is about the wealth gap between our country with other....it is not good to compare with this race or that race....

Gap only show the difference. If everyone stay stagnant, then easy to close the gap, but what is the point. As a country we need to advance together and hopefully no poor people in this country.

I don't want my son to learn these negative influences from this kindi.

I will avoid to buy any bumi lot because it's troublesome when transfer title... freehold also got bumi lot, may be TTDI is special, freehold and don't have bumi lot...

although a house is not "bumi lot", it will take long long long time to transfer the title from bumi to non-bumi... cry.gif

Hi all Spira owners,

Currently there are some effort on getting response from spira owners regarding the fogging which we talk about few months ago. There are now around 15 owners that agree on this. A lot of them from PA 120, some from 121 and 118A as well. Any of u plan to commit but haven send us ur personal particular, pls feel free to drop me a PM.

We plan to get at least 25 owners so that the cost will be RM500/25 = RM20 every two months. It's quite affordable. So pls PM me ASAP.

How about u all?

For those who had already register, ignore or PM me cos I dunno ur house unit and full name. Others, show some response pls. It's up to u to decide whether yes or no.

P/S: I'm not the organizer of this fogging service, just helping them to aware those Spira Owners.

Cheers.

Another P/S: NAZA TTDI is keep on delaying the process of installing Unifi. Really frustrated, let us keep calling and pressuring them to fasten up the process.

Hi Everyone.I am new to this forum.

I am comparing the property between Canting and Spira to purchase one unit. From what i observe, last week there was a heavy rain for a short while and the road near the Roundabout to Spira was flooded until the cars cant move. Was a jam over there.

In Canting there was no flood at the same time. Additional Canting have more facilities, thier own Kindergarten (Tadika Dian) which is very convinient for me to send my kids there.

There is shop lots coming over there.hope that a dobby shop or mamak restoran will open soon there.More facilities more value.

Just my own opinion i am sharing.

Hi jenhui,

hope you dont mine i comment on your statement. Just sharing the knowledge i learn from others. All over Malaysia have 1 rules. The kindergarten must be built and ready 1st before we apply for the liciense. It will take 2 years to get the full liciense. Until than any kindergarten are allowed to opperate even the liciense is not approved. This is the reason in Malaysia 80% of kindergarten dont have liciense yet beacuse all under application and after 2 years only the approval is given.Maybe we should change Malaysia rules. My sister is running her kindergarten Smart Reader at Klang Bukit Raja and it had been 2 years still liciense in process even after not approved.Funny but Reality.

i doubt the rental of landed property can give you nett positive yield/cashflow. it's up to you what your investment objective is. personally i won't invest in this area for rental income. it's just my opinion. don't shoot me if you think otherwise ya. peach y'all.
*
i agree with venven, the houses in alam impian is more practical for own stay or investment. Rental wont work as the rental price will be high due to the owner paying to the bank high.
For Renting out apartment, condo will be a good choice. Saw 1 apartment coming up soon on the way to econsave.

Rosemary, dont make judgement purely from info via forum like this. Few years back there was some people keep condemning Desa parkcity and SUnwau SPK house price, quality and etc.....if you would have listen to that and cancel your purchase, you will be kick yourself all this while.

Now forum is more open and more mature, people willing to share bad experience, or so. Not like few years back, all people keep quiet becoz they worry that if the news of soemthing bad or negative about their property or whatever being known by everyone, then there property value will go down.

I got a chance to visit SPira previously, i think the house quality is pretty decent and reasonable for the price...of course certain thing i think can be improved ....like car porch (only using concrete instead of tiles), some design practicality, etc.

I dont what is the main thing concerning your fren, but i just hope that he is making a decision from the bottom of his heart and with a bit more information. Go and visit spira and viola and see it yourself .... at least that is a guideline.......
*
totally agree with u. Not all information here given can be true.Find out more and make your own judgement. Hi anti_gaara,

this information is NOT TRUE as well. Check with all your INSURANCE AGENTS. The insurance taken is for individuals or group of people. There is no such thing as not covered. Simple LOGIC,we are working in a Company.Insurance are covered for Humans which we are concern.

How many of us go and find out if the company building have Fire Insurance Coverage or Insurance Coverage.Logically they have. SAME HERE. The house have Fire Insurance and all the Coverage.

LICENSE GOT NOTHING TO DO WITH THE INSURANCE.

ya true u would feel bad about all of our complaints in this forum but actually it isn't that bad... as long as it isn't structural defect it would be fine... however a bit tiring to chase them to get things done.... last time i faced roof leaking due to lightning strike.. lucky me they agreed to fix it for free.. now leaking from the floor trap... sighh

pitty to our friend jonas.. underground pipe burst as effect from sudden pressure from main valve and poor joint... he is unlucky to get this kind of defect.. even 6star developer could have this problem... my friend bought from "simdrbi" oso the same... just make some more noise if got delayed
