As for Bayu Pandan, I can see the better potential since the houses around Ampang or Maluri have increased to sky high, it can still offer an alternative to buyer especially when u are just 1 station away from Velocity. Accessibility is more convenient if you are heading or exiting from KL, you have a lot of alternative way to avoid congestion. I have fren who is living opposite facing at the train track, the sound is very minima as the train is running in low speed due to both station are being built closely. Plus your balcony will be facing another side, i bet u barely will hear the sound at all. Some might complain, the area still looks kinda rural with old flat and shops. But if you look at it positively, this is where the ppl being offered with reasonable price on the foods and groceries expenses. In this particular area, it is the only the apartment we can find hence it has less competition from other development.

You may also consider to look at G Residence, Shamelin star, and Amaya as comparison.

agree with your views on bayu pandan - very centrally located and lots of amenities nearby..even those walk up apartments around 800psf nearby have gone up tremendously in recent couple of years...grd floor asking for almost 300k..! And no vacancy whatsoever..

as for axis atrium - i was told that axis residence will be vped in a few months - yes, buyers are still sceptical and no wonder as it has been postponed so many times that people are giving up..the mall is undergoing a major
refurbishment so hopefully, it will take off..

there is really no need to compare both LRT-walking distance project.... both are equally good.. The only things is with the new RPGT implementation.... Axis crown will be readily let go by many first hand buyer as it has been more than 5 years upon VP.. (2007 project)..... and the VP price will shot up by 10% at least based on Bayu Pandan selling Price on launching last year..

As for Bayu Pandan, those aiming hit and run investor are held up by the new RPGT.... with its robust construction ongoing now, it will be completed less than 36 month.. meaning the RPGT at VP will be 30% still... if if interested subsale buyer are thinking hard on choosing between these 2 project... then you are likely to get Axis crown rather than Bayu Pandan... More BP buyer will let go only after 2015.... By then BP will appreciated 15 to 30% further......

Axis crown is potential but think hard on the loan side as the VP is floatingly floating with no definitive date. Bank may not approve loan and the valuation cannot be done as long as it is not completed and the current asking price is far too high compared to the launching price (although the price/sqft is appropriate to the current market)... most bank will be skeptical in pinjam loan... good luck...

im also passing by almost everyday, and have to agree with you. i thought it's some low cost housing.

indeed all condo are flat like.... completed should look just fine. Like TS condo, flat like condo in titiwangsa...sold out prior launching and appreciated 100% now... many hot girls out there without makeup look horrible dont there? hahahah

Had to agree it posed awkward design, at first glance my wife ask me what flat was that, I just told my wife should be some low cost flat built by government for bumi, but now only found out it was Bayu... No offend. ..

design problem , not saying wait until facade completion ,
everyday passby MRR2 , and the 'stairs' just expose to public , not indoor type .
