well tq for bringing in shamelin star soho SSS project in this bayu pandan thread. according from my site research the location if it is right as of this link

http://wikimapia.org/11718560/Shamelin-Star-Residence

then i think the location will add heavier congestion to shamelin office hour woes..... this SSS is location is walking distance to dataran shamelin (kwsp paparich) and to the new park and bbgs new school 500m to one shamelin...

BUT BUT BUT not to the LRT station. To be fair it is walkable la icon_rolleyes.gif though... about 750m (cross road)... WHILE BP project 176m from BP nearest gate. 300m from block A ahem of course i think is also about 700m from block C.....

furthermore density and design of the condo count ++++ BP is known for low density and 2 carpark with ni hidden corner or yard.. well ventilated as single row unit concept and klcc view all units

One this for sure: if SSS selling at higher psf say above 500psf then i am sure BP will appreciated at instance seconds hahaha rclxm9.gif

personal opinion my 5 cents.... rclxms.gif

besides, walking from SSS to LRT Pjaya is not that secure during nite time compare to bayu that is inside condo compound and more personalised.

hahaha suddenly this long dead thread become active for not progress but for "Y" rclxub.gif

don be upset to those pro BP investors; pro and cons. all are welcome to share.... important things is appreciation and bulls property economy..... when the SSS sales is successful then BP price persquarefoot is more guaranteed and appreciation value is more confirmed. But i must say SSS seems to have retails... so electricity and water bill is more expensive. sweat.gif

will keep you all updated guys

the big selling point for this is the walking distance to the LRT ..
and its very near to KLCC and the TRX exchange
price - less than RM500 psf..
demand for rental will be high

of cuz not saying its perfect..there are cons too but personally, find the pros are overiding..

Just to add another strong point for BP:

The BESRAYA Eastern Extension interchange is very near to the apartment (at Jalan Pandan 1 and Jalan Perkasa intersection). Another plus point for its accessibility.

Hey guys, I just bought a unit of Pandan Jaya Bayu Apartment but I'm unsure is this area a good investment? Any idea who are the target market? Rental expectation? Surrounded by old shoplot & low cost flat, would it affect the property appreciation?
Need all specialist advise please...thanks in advance! 😁
