wat i mean is bayu also got weakness as many members say here such as nearby environment is lowcost flats.
so it depends on individual preferences...for me, i am more into location from city center and LRT/MRT transportation becauase i am looking for rental based property

we dunno whether it can justified by the price or not until it's built.
but i can share some pros and cons of bayu here with you:
pros:
1. LRT is just doorsteps. One of the nearest to the LRT if compared with other similar projects.
2. Within 5km from KL center. This plays a major point to grant u to rent to expats that go through kl.
3. Velocity and Ikea. Both projects has been comfirm and play a major role to refurbish the whole pandan/cheras area. Will benefit Bayu because it's so near to them.
4. Low density. I think you cannot tell me on the spot, which project that can match low density of Bayu at only 280 units. Other LRT similar Condo projects such as bukit jalil already exceed 5000 units. For me, i feel low density means low competition because you will get better price upon VP.
5. Dibs. You won't need to pay for the interest during construction.
6. 2 carparks.
7. KLIFD. just merely 2-3km. can target those who works there for rental also.

cons:
1. surrounding looks wear down because surrounded by old flats and shoplots.
2. leasehold 99 years.
3. design doesn't look outstanding.
4. nearby sewage pond- Blok A

Im not familiar with this, but the salesman said that the company is applying to extend the tenure. If what ur saying above is true, then it is very good. I hav this habit to not believe the salesman 100%. I think most of us are tongue.gif

The developer can pay a sum to top up the lease (make it back to 99 years) before they subdivide the master title into individual strata titles and execute Memorandum of Transfer.

Bro, jus a preference....

Sri Maya at setiawangsa and desa putra, wangsa maju both also less than 50m to LRT, around 5 -6 km to KLCC - 600k++ can get a unit..

Melati still got alot of projects to go, they must extend the leasehold to 99yrs as their salesperson told us to convince their project in the future.

Just signed the S&P and can confirm that the lease only left 85 years (expires in 2097). How can we be sure that the developer will extend this? Appreciate anyone comments

I am sure the lease would be extended to 99 years. Anyway, i will try updating the photo frequently if i ever drop by the site. Guys just be patient and hold the horse till VP. I am confident with such bull markets, the price of upon VP will be up by at least 15%. Looking for margin of appreciation around 100k. The surrounding low cost flat has nothing to do with the valuation in this project. Ask any of the valuation officer will be able to tell you the LRT proximity, Cinema TGV at1 shamelin, Jaya jusco, tesco ampang, Soon soon ikea is very plus point for the project. Don't we live with many poor people around us? does that make our wallet thinner just because a poorer guy stand next to you? The answer is a resounding one nope. I guess there are many other project in KL that being sold for high price but without any selling point at all. This is one of the rare piece of low dense project that must be ventured.

Another one is Axis crown, still low price because of delayed VP till june 2013. My 2 cents
