Just went to site visit yesterday, here's some comment on the visit:-

1) Guard house for phase 1 is not built yet, but after talking to the salesperson, there will be a guard house shared by phase 1 n 4, while there will be another guard house for semi-d

2) I got into my own unit (somehow) and realize part of the master room toilet is not tiled yet. But other than that, the house are finished with quite good workmanship.

3) I saw some of the TNB exchange box are exposing some huge cables, I think they are not connected yet, and i saw a few workers are connecting the cables to the lamp post pillar.

4) Road are paved nicely and everything seems to be ready.

I think we still have to wait for a month or 2 before it can VP.

2 months more? it's surpassed the SnP date and how do we claim the compensation? Anyone do that?

Yes, it is indeed delay in handover, as the salesperson claimed that MS wanted to deliver the house in perfect condition.
So, instead of rushing for handover, they rather pay late interest to buyer and deliver good product.

Already confirmed with lawyer on the compensation, that MS will issue a cheque amounted to the individual late interest during VP.

By the way, just curious if I can remove the tree and the grass patch in front of my gate?

i dun think so. last time i check, i need to re-plant a new tree if the town council discover that.

deliver the house in perfect condition? i doubt so. look at the road kerb, very obvious is dodgy workmanship, patches everywhere.

if what they claimed is true, why the power cables at the feeder pillar are pointing outward? why the water meter stand is without meter? obviously the substation isn't energised yet. don't be so stupid la... mah sing.

after all, make sure you guys claim lad from mah sing. hurray.....

If not mistaken, water meter and electricity can be connected after received the CF......

No la. Each every house must has water, electricity, sewerage facilities in order to obtain CF. With CF then only ready for occupying.

before CF, we need to pay Deposit to open account with TNB and SYABAS. this step not yet executed. i think might delay for 1 or 2 months. nvm. i wait patiently.

MR1 - Phase 1 and 2 already done this step last year 2013. now is pending completion on whatever which is not yet complete.
