M Residence I & II or even III area are still not fully developed and mature yet. It will need another 5 or 10 years to get to the peak. Hyper market, shoplots, crowd, and others which will bring the price to another level.

Do your know how to calculate rpgt.
Case 1
Say Rm520k - Rm420k Snp price = rm100k.
So rpgt Rm30k?
Case 2
Or Rm520k - rm420k - bank interest 20k - bank penalty 8k - sub sale agent n lawyer fees 10k = rm 62k
Rpgt rm 18.6k?
If case 1 untung around 30k only
If case 2 around 40k
Any one can advise

This letter is to ask for a payee name to be put on the cheque. You have to calculate the liquidated damage amount first, and then compare with the amount issued by developer. If there is discrepancy, then check with them on the calculation.
