photo 2 -> got lubang above the door? ugly.......... if that is Solid Core Timber then i prefer original color instead of orange. If want to paint the door color then Why it's painted as Orange color instead of dark red color? i dun understand. However i prefer original chocolate color / Gray color (Please refer to photo 4,5 in attachment)...I like this... I dun know why M-residence cannot make it.. Many of the Mahsing project Main-Entrance door are very nice de.
*FYI, Photo 5 is bandar kinrara property (Mahsing Project as well)

Meanwhile, I know that M-residence dun have Inter-Com <2-way communication system>in project.... Is it possible that we propose this ? I dun know the term and condition but i think it's good to have this .. Nowaday the security is not that good...

By this Inter-Com, we can communicate to Security Guard immediately.. Or other people(Visitor) want to come your house, Security Guard can verify (by calling to ur house by inter-com) and confirm that the people are not stranger... Please comment.

The main entrance door is quite solid and heavy. Highly chances is made of plywoods. It is widely used in other projects. Next item to pay more attention is the aluminium window. Preferably is powder coated.

Checked brochure layout. Correct spec.

Frankly speaking, i dun know why backside of house need this toilet door (the toilet should use inside the house)... haih..... Too many door in backside of house not that good.. However, it's in SPEC so i cannot comment much... i will do renovation on this too expand my backside of house.... (Need to spend $$$$$$) =( =(

Photo 1> actually got 3 doors there, kitchen door, toilet door and maid room/store door. The maid room and toilet is outside of the house. I think the toilet is for maid. Please refer back ur S&P or brochure.

Photo 2> i like the design. They may attach glass later to cover the hole, same like my kampung house.

Photo 3> that is outside toilet, for maid, not main toilet. The toilet a bit small but ok for maid used.

Anyway i support ur proposal to have 2 way communication. At least guard not simply allow outsider enter the taman.

Is not lubang, it a glass window. For safety you should put grill on it.
Need more money to cover all the big window and lubang before moving in.

I prefer original wood color for main door, use wood shellac instead of paint :-(

Photo 1 -> Now i only noticed that the main Entrance door in photo are so SMALL... anyone of you can confirm/ share whether it's really small ?
Photo 3 -> Now i only know that the toilet is for maid use and it's backside of house.. however, i dun like this design.. even though it's small.. =)

How can we propose this(Inter-Com) to Mahsing? got way? I dun know term and condition.. but i think it's necessary nowadays....

Else i can tell you their Image will SPOIL.... smile.gif


Botania and Saujana Rawang design is good!!! Price is cheap also.... i like this.. but it's leasehold.

Hi Kelvin, Frankly speaking. i know Freehold is more valuable however if for own stay i think more important is the house's design and let us feel comfortable to stay in.
Leasehold for 99 years just let our next generation to think about it.
If the price is almost the same, Leasehold one is corner house and location more convenience, i will go for leasehold.
Anyway I will visit the show unit first then only decide between the M residence or other better choice.

For leasehold, kindly check the land have how many years leftover after the VP from developer or Majlis Bandaran.
Most of the leasehold project would have 99 years - 2 or - 3 years project = 98 years or 97 years.
However, if developer hold on the project for many years after approval, it would tend to have less.

Although i don't like M-residence design, but M-residence concept is good. please read below point.
(1) M-residence near LATAR highway.
(2) M-residence will have commercial center soon (e.g: Giant/ care four hypermarket, shop lot and etc)
(3) M-residence is G&G and got grand entrance, full of facilities (swimming pool, jogging track and etc)
(4) M-residence 2 (all semi-D) will launch after M-residence 1 are completed.
(5) M-residence just beside the Lake side.. (Near to golf area).. good environment.


However, just like other owner here.. we are waiting the show unit and comment more... so Mahsing, please do your best and don't let us disappointed else you will lost a lot of potential buyers.... =)
