how's the pricing around this area?

is there any new development releasing soon?

i have a budget of 450k... any chance of me getting a landed terrace unit here?
*
you can find it subsale at desa coalfield by same developer and freehold. the newest unit there vp last year 22x70 with bu nearly 2000sf now asking for 350k up. the old phase about 3-5 years asking for 280 to 300 k. not bad at all due to fh status as saujana utama and new pristina launching which is leasehold with samller bu all asking for 450k up.

thanks bro... will check it out...

i'm looking at Araca now.... is this site ok? i haven't really been to the sales office yet to look at this particular phase house...

as for UniFi...hopefully will be ready by end of next year...

regarding the chicken farm issue, my colleague is actually a Desa Coalfields resident... he told me yes, the smell indeed there once in awhile as the chicken farm, which is quite near to DC, still haven't reallocate eventhough the local authority already instructed them to move out since 3 years ago!

HOWEVER, he said BSC will NOT be affected because it's location is further up then DC... so he ensure me the smell won't reach BSC...

Went in to take a look. A bit late, low on light so didn't take pictures.

Only one unit of Banyan past plastering stage, another coming up, got roof already. Most other units still at the pillar and structure stage.
Happy to see banyan coming up. rclxms.gif
Although my unit quite deep inside, cannot see whether being 'taken care' of or not sad.gif

Manage to talk to a worker there, say almost ready Banyan is the show unit, and they will start doing the internals next week.

One row each of Bromelia and Duranta looks almost done. The rest are coming up, at various stages.

Some still at piling stage, though

Also they are landscaping the retention pond area.
Most of the Banyan units will be buffered by the pond from the main road, so I think OK-la.
If KLK plant plenty of trees at the side, should be live-able.

Let say klcc area or ss2 area. i see map go klcc need use latar via temple park (50+km), if use PLUS need go thru many traffic lights. Same for ss2 if need go via LDP. if use Guthrie also far ya?

Tempted to invest by the low price as there is room for capital appreciation if easier access to the common work area.

btw ur name starts with BSC.. you are BSC agent or you invested in this prop? Tx for advice.

I also went to the site on yesterday morning, managed to take some photo with my phone, will upload them later. Yes Bromelia is coming fast, my unit still in the structural stage, but the row next to mine already plastered, think very soon will be my turn. However, abit disappointed because actual size looks smaller than expected although my lot is 24 x 75, intermediate even smaller, especially the kitchen area..

I am staying nearby The Curve, drove from there to BSC site via kampung road took me 25km and 30 minutes. When back I am using LATAR, PLUS then NKVE to SS2, took me 35km with 2 tolls (about RM4.30 in total) but 20 minutes only (no speeding, 110-120km only) xD

I was like those others forum member buyer of Oleander. Bocoz this was my first time joining forum so I used the name BSCalex. there is a way from SS2 to BSC only pay 1 toll at Guthrie RM1.40 use Subang airport road reach Denai Alam turn in Guthrie highway. I try before Jalan Kuala Selangor is more longer and jam.
That is another way without paying toll use Glenmarie exit to Guthrie before toll keep left at exit to Jalan Sg Buluh and turn in to Jalan Batu Arang at end it will reach Jalan Meru just in fornt will be BSC site. Many those staying at Saujana Utama & Punck ALam resident are using this road to PJ or Shah Alam. A bit long but no need to pay a cent of toll.
I timed from Saujana/Ara Damasara interchange to BSC[Jalan Sg Buluh>Guthrie>Jalan Kuala Selangor] without jam is only lest that 25~35min.
If use Batu Arang morning sure will be very jam.
I currently is staying at PJ SS4 area so I mostly go BSC cut through Ara Damasara to Subang airport.
Guthrie highway before reach Bukit Jelutong area sure no jam. Subang airport road depending time.
I like this BSC is bocoz is more quite not like PJ so crowded and RM700K below still can buy corner lot tongue.gif

Long time didnt check here seem like alot of active forumers at BSC now. i also went to the site yesterday morning also. But seem like the Duranta Master bedroom feel really smaller comparing which other rooms upstair. Seem like alot of renovations require to b do.

I had try the Guthrie -> KD seem like faster comparing to other roads coz i'm working near BU Area... pay RM1.40 but dont thk morning will b smooth roads coz of traffics at KD very jam. LATAR highway is much more expensive but better than using the old road which need to go via alot of kampung road with alot of traffic lights.

don't forget the DASH highway is coming up...once it's done, in less than 20 mins we can travel from BSC to The Curve/Hartamas. Upon completion, the value of properties in BSC will at least double from the price now. http://www.prolintas.com.my/dash.php
