Anyone have any idea whether this applies to corner lots only or to all Duranta units?

On the discussion of renovating/building out the RC platform or front balcony, I am tempted too but will want to check with a contractor before deciding further. See whether it is a good choice or not first smile.gif

If there is a powder or toilet room your S&P drawing should have mention it. Maybe what you saw is banyan unit.

If I'm not wrong, the 'extra' washrooms are only for type F corner lots

Added on February 29, 2012, 5:13 pmJust called the KLK office and spoke to the one in-charge of the Banyan semi-d progress. Was told that lot unit 26905 to 26908 are currently being built and 35% up.

According to her, we may try to inspect but it is up to the site workers whether to allow us in or not. It's for our safety actually.

Yeah, that why I said owners will be very tempted to use the space.

KLK should issue a warning if the porch is not meant for human activity.

On the other hand, also easy for people to open window and walk into your room.

I can assure you that this is a Duranta corner unit.I bought a Duranta as well.

Now waiting for my loan agreement estimate 2 months later.
So I am not starting to pay anything yet

I managed to get the last face east unit as the previous buyer failed to get the loan

All face east unit and corner lot sold out, still have units facing west available.

Not sure about Banyan's layout but for Duranta, apart from being wider, the layout is more or less the one of Damai Residence in Kota Kemuning.

Their show unit looks nice, especially the stairs. Refer herehere

I'm planning to do up my stairs with glass railing. If the ceiling height permits, i'm also planning to build a half floor of work area above the 2nd floor living room (like a duplex concept). Not forgetting, the balcony extension too.

Every one here is wondering if the balcony is strong enough on its own. I've been asking the sales agent too but they are clueless at this stage. Probably need to get them to ask the project engineer.

My version of duplex concept is an extension of half upper floor over the lower floor in a high ceiling structure. Just an idea though, atm no idea how high the ceiling will be.

during my students days, I actually rented one of these 'duplex units' (save cost, smart landlord). The structure was made from steel bars, supporting a wooden platform.

Problem is it gets very hot in the afternoon, because near to the roof.
Need to think about insulation, and where to hang the fan. Or just air-cond the whole house biggrin.gif

In the S&P should be a diagram of the house elevation, so can agak2 how high is your ceiling.

But I wonder if you renovate like that, how you going to move something big like wardrobe to up-stair? Will block by this partial floor?

He wants to built it upstairs, cut the family area into two : upper and lower duplex. I think.
Lower part watch TV, upper deck put computer and IT stuff?
