Chinese said 羊毛出在羊身上.DIBS will cause the selling price mark up about 4-5%. IF you want to know the base price that developer gets, use the SPA price less 4% less 7%rebate will derive the actual price per sqft. NO magic.
Anyway, DIBS is good for investors and young ppl who do not want to commit too much these coming 3 years. For solid financially good people will prefer not to have DIBS as they borrow less and the interest during construction is not high compare to those who borrow to the highest margin.
Smaller unit normally easier to sell and the response is usually good. So the price per sqft normally higher.
