DIBS will cause the selling price mark up about 4-5%. IF you want to know the base price that developer gets, use the SPA price less 4% less 7%rebate will derive the actual price per sqft. NO magic.

Anyway, DIBS is good for investors and young ppl who do not want to commit too much these coming 3 years. For solid financially good people will prefer not to have DIBS as they borrow less and the interest during construction is not high compare to those who borrow to the highest margin.

Smaller unit normally easier to sell and the response is usually good. So the price per sqft normally higher.

still dun like condo...from car park to your unit...too far to walk....more so when you need to lug shopping or work files from office....
summore got to wait n wait for lift....very sians! and no privacy.......(from carpark to your unit)

because one is not paying anything until completion, it's very easy to get "comfortable" during the honeymoon period...

no problem with pricing.....with or without dibs, it's merely a cash flow issue....not pricing....

Breaktank is not an issue. Only purchasers thought no good. Breaktank is because the building is above certain height they need to have breaktank to ensure enough water pressure. It will generates sound and vibration. Normally developer will hide nicely and have wall to absorb the vibration.

Tips : unit on top of breaktank no big deal. Unit below breaktank may have vibration unless developer locate one vacant lot below breaktank.

To me break tank is definately an issue. How to guarantee that developer going to build nicely wall that absord vibration and noise from water pump room. It is better to avoid units below, above and beside the room. Unless u die die also want to buy the condo and no units available or developer give u alot of discount. Otherwise ... avoid it .. U can buy it if u like a noisy neighbour.

i just went to the launching today, the price is around 470 psft now after discount at 20floor, bcs all sold out.. zzz
410psf already sold out..

You are right to avoid if possible.
My friend's condo in BU next to breaktank completely ok because her unit like exclusive with less neighbour. Developer also put good wall to absorb sound and vibration. Totally can't feel outside.

If the unit is same floor but 3 units away, will it be any effect?

I went to launching today too....estimated price after discount 450psft ....Block A much more expensive.....first look all above 500psft before discount.... small units 1162sqft not much in fact....maybe less than 10% of total units ... all sold out.

2 types of packages:
1. 7% discount upon S&P price. must pay 10% downpayment.
2. 5% of downpayment.

Almost bare units with not much freebies .... show unit id not impressive....unit layout design ok....facilities only sand beach is uniqe but quite costly to maintain....

2 parcel of land beside condo is uncertain of the future development....

Bought 1 today for 139x sqft
The SA told me the calculation
Selling price less 2% to get spa price
Then spa price less 5%
not more different with direct less 7%
But for this need to come out more down payment.


Before i go i think the calculation will be like that
651800 - 7%(45626) = 606174
Down payment 3%= RM19554
Deposit -------------- RM10000
-----------------------------------
------------------------RM9554 (Balance to pay)


When filling the sale form only i know the calculation
651800 - 2%(13036) = 638764
638764 - 5%(31938.2) = 606825 SPA price

638764 -> 10% = RM63876.4
Discount -> 5% = RM31938.2
Deposit-------------RM10000.0
-----------------------------------
----------------------RM21938.2(Balance to pay)

there are lots way on how they located the breaktank or pump house. Some even put together with the refuse chamber. Need to study the floor plan. however if one do enuf study, u can get premium on the same floor as units per flr is less.

Nowsaday, the pump is small and u hardly get any noise
