This developer is quite a joke.
No proper handover "booklet" or house rules.
No proper management office.
No renovation guideline and specifications. Eg. Grille design and dimensions, codes and brands of materials like tiles, paint, sanitary wares & fittings.
No qa or qc.
No coordination.
No nothing.

To compound matters, common area is nowhere near ready. Car park is inaccessible. Card access is virtually none yet. Lifts are non operational.

Worst still, appointed management company know nuts and everything else is still to liaise with the developer.

Need defects coordination? Go to jaya megah in okr.
Need deposit for renovation? Go to jaya megah in okr.
Car park location? Go to jaya megah in okr.

By far one of the worst hand over experience ever.

Anybody took DIBS package last time? was told by the bank and developer the last payment of DIBS need to be borned by purchaser due to the DIBS period expired. the amount to pay is around RM400+.

Any info on the LAD payment details?

Anybody here is the admin for the Amara closed fb page.. need to ask to approve me in the group. Thanks guys!

Hi, I'm the owner of Block D, will get my key on coming Wednesday.
As i told by the property agent, the house still haven't got the electricity supply yet and need to wait until Feb!! in this situation, is difficult for me doing the work on lighting and etc... ! i really feel disappointing to this developer.

February 2015 only get electricity then we have to take the power from the common area to complete the renovation.

Personally I have some doubts on some part of the building structure.

I received payment of LAD letter today. The developer asked to accept by signing and returning the letter to them and they will bank in within 2 days upon receiving the letter. The formula they used is :

Purchase Price after Discount and Rebate X (no of days delayed in delivery of VP/365) X 10%p.a. x 50%

Take note it's the purchase price after discount (NOT SPA price) and they multiply by 50%. Anyone of you signed and returned back to Jaya Megah ?

After discount price lagi... macam macam.

I'm still waiting for the letter to submit a complain to the ministry.

The developer gave themselves a 50% discount. Can go to tribunal and demand full payment of LAD.

I have the same problem too, I've check with developer and they said they pay accordance with bank calculation until 13 November 2014.

developer is just testing for height and hope people will sign.
note that the developer had earlier issued a letter in June 2014 stating that they will pay as per SPA. Now its 50%...

Yeah they gave themselves a 50% discount. LOL.
But not sure if it's a standard formula as per the law or not. There's no due date given to sign and return the form. So i guess I'll wait a few more days.
