I think too many ppl selling their unit. That's why it is difficult to sell unless you sell cheaper than other seller.

Unit defects can be repaired as u still have ur warranty from developer right? What about the building's defect? Is the develop going to do smth about it? Thanks

Dear owners, on the official Facebook page some owner shared information that the bank market valuation rate is circa 430k - 450k for a 1011sqft.

Best to get proper bank valuation before selling your unit.

Agents will always say oversupply laaa, everyone selling, plenty of units, condition bad etc etc all kinda story to 'katok' and trick you into selling at a lower price.

Do not fall for agents cheap tricks.

And furthermore Speedmart 99 will begin operations soon at the retail podium.
More reason to hold and wait for price to stabilize.

ya, the developer is fixing the common area defects like water leaking and the "flooding" corridor. The environment there is getting better as there are more owner moved in and the shops like Speedmart99 is opening.

Normal lah for investor especially flippers to sell after completion. If you come 3 years ago maybe u still can get it at 250k. Now prepare at least 350k for the smallest unit (829sqft).

What about defects like this? Is the developer going to fix it?



I am planning to buy one unit for own stay and I doubt for awhile after looking at the defects especially this one. Is that an issue or am I worrying too much? Sorry for my paranoid as this is my first property and I plan to stay there for long.

For your first props, why not buy skyawani or casa green? You can rent first while waiting for the construction.
