Hi, I had been staying at setapak for the past 20 years. For me, it is quite an energetic and full of excitement place. I can say if you talking about convenience and facility concern, this place is totally belong into this category. Important thing is you no need to pay toll when you step out from your front door!!!Talking about property market here, it seem grooming since 2007 thanks to the developer such as Platinum Victory, UOA, Sime Darby, KP Land...

Given Setapak's position within the KL urban landscape,(The distance to KLCC is 7KM - 12 min travelling time) it is bound to undergo greater urbanisation and i believe prices will appreciate. Therefore, there is still a strong potiential growth within this area.

Summary of SETAPAK Area also known as 文良港:

Setapak coverage = Jln Pahang, Jln Genting Kelang and close proximity such as Jln Gombak, Danau Kota, Air Panas, Setapak Jaya, Wangsa Maju (maybe can count maybe not) and of course dun forget the most prime & prestigious living location, Titiwangsa. They're a lot of hidden low profile BOD live there which have the say in Blue chips.
as for those PVs in Melati is too far, shouldn't be counted but anyhow they're under Mukim Setapak title as well.

Population : Consists of 1 Malaysia citizen.

Accommodation : Platinum Hill, Platinum Lake City, Prima setapak 1 & 2,Diamond Regency, Metroview, 3 Residen, VillaWangsaMas, Sri maya, Riana Green, Seri Titiwangsa, The Heritage, Madu Mas, Pelangi, Genting Court, Setapak Ria to name a few...

I used to study in TarC, had been couple years since but now am just back from a visit with my gf to her pal in PV8 for the evening. Must say, the whole place is vibrant and sure been charged up alot since my last visit, pleasantly surprised.

Honestly I have little knowledge on RE at setapak, but would definitely give this place some attention now. Btw, love the green mountain view at PV8 (hope it stays that way) and the KLCC view too! hehe

Yeah quite no. of high rise recently and i believe the view is so good since this area also quite nearby within genting view and KLCC view.

And besides of it is 288 residency (His brother) and setapak green (His competitor)

The bottom 1 is zetapark (soho) that built on top of the festival mall (parkson). It seem a new market in this area and i believe when
it finish built up, there will be another upgrade for this city.

A sports centre for Setapak!!!

AIR PANAS in Setapak, Kuala Lumpur is set to have new sports complex soon.

The complex, which will cost about RM100mil, is expected to be ready in two to three years.

It will provide KL residents a chance to indulge in a variety of sporting activities and is also expected to turn a sleepy part of Kuala Lumpur into a vibrant place for sports and leisure.

Kuala Lumpur mayor Datuk Seri Ahmad Fuad Ismail said plans were already on the drawing board to construct the complex which sits on a 12ha site in Jalan Jernih.

“Prime Minister Datuk Seri Najib Razak will be making an announcement on the project soon.

“A ground-breaking ceremony will also be organised to launch the project,’’ Fuad said.

The sports complex will be named Kompleks Sukan 1Malaysia and will include a multi-purpose hall, a dormitory, swimming pool, boxing arena, shooting practice range and a futsal centre as well as netball, basketball and sepak takraw courts.

“We will carry out sports activities organised by Kuala Lumpur City Hall there and it will also be used as a training ground for athletes representing the Federal Territories,’’ Fuad said.

“We also want KL residents to use the facilities and the fees would be reasonable.

“We want to make it affordable for the public as we want the people to use it,” he said, adding that the complex would be able to cater to about 10,000 to 15,000 people.

Setapak residents welcome the idea as the area faces a shortage of playing fields for sports activities.

Even the schools in the vicinity face difficulties organising sports activities.

“This is good news as, currently, there is only one field in Air Panas for everyone to share.

“It would be good to have a place to carry out sports events and hang out,’’ resident A. Senthil said.

Setiawangsa MP Datuk Seri Zulhasnan Rafique welcomed the construction of the complex, saying that Setiawangsa did not have a community hall for the people to hold functions and dialogues.

He said the community hall being built as part of the sports complex would provide a place for the residents to come together and interact to foster the muhibah spirit.

Setiawangsa Educational Development Consultative Council chairman Ruslan Madon agreed with Zulhasnan.

“I also think the government should build sports complexes in every constituency in FT to provide the community and the schools a place to carry out functions and events.

“I also believe that schools, in particular, will fully utilise the facilities,’’ Ruslan said.

Currently, there are two major sports complexes in the city — the Bandar Tun Razak sports centre and Bukit Jalil National Sports Complex.

Kompleks Sukan 1 Malaysia will be the third sports centre in the city catering for city folks.

actually now property market so hot, most of the places within kalng valley also hot, not only setapak...

puchong, old klang road, OUG, cehras maluri la.....also the same..

Setapak has a unique proposition to offer. Hills and greens and in the mean time proximity to city centre. ^^

Cheras Maluri should be hot la .. Its 5 mins drive to jalan tun razak .. I know the area well. And being an area with limited land available, future development will be driven by acquisitions and redevelopment which drives up the cost, which to investors, higher capital outlay.

OKR? Not really there yet. Primarily bits and pieces of residentials. Nothing that brings real value to the area ( I assume u include developments at Jalan Puchong stretch)

puchong, cheras maluri is close to full value imho. therefore, purchaser have limited or capped upside.
okr is undervalue imho but with launches in abundance, value might not be able to appreciate as good or as fast as it should have. okr scott might be the biggest beneficial bcos it offers a variety of amenities and commercial activities with less competition. i will term oug as part of okr and also jalan puchong too.

setapak is consider under value imho. still plenty of untapped land for bigger launches and masterplan rather than constraint by small land banks for individual developments. if only setapak can find a niche of their own to standout from the rest.
