 Riana Green Tropicana - good investment?, worth to buy for investment?

Hi All,

Wanna get advices and opinions from you guys...

there is a 750 sq ft one-room apartment selling for 280k (do you think it is over priced?)... and the rental is around 1500 per month, the maintanance fee is 21 cents per sq ft, so is around Rm150....

do you think it is a good investment? Riana Green is more than 10 years old and do you think the price will appreciate some more?

for those who know Riana Green Tropicana well, hows the environment and the maintainance? is the surroundings good? if it is not good, i think it wont appreciate much from now....

At RM1500 rental and purchase price of RM280K

How much is the maintanance fees? Let say 15 cents per sqft, the maintainance fees would be around 112.5.

The yield would be ((1500-112.5)x12/280000)X100% = 6%

There are many more properties that could offer you this yield and the building is less than 10 years.

However, should you like the design so much then it would be totally a different question.

Or unless you anticipate a growth in future due to some reason.

I like Riana Green. being such an old condo, it still looks very nice and well maintained.
though a high density development, i cant really feel it. perhaps, the occupancy rate is not so high?

some say it is spooky during windy nights..even rumors of it being haunted in some areas? tongue.gif

Perfect place to stay .. I like the environment surrounding the area .. the only drawback is that it get very jammed early in the morning (due to the school next to it) ...

for own stay - YES go for it and u'll never regret ..
for investment - i suggest u try other condo ..

I just bought a unit with GRR 7-8% till year 2013 .. and i can foresee the appreciation of that condo too .. smile.gif

the price also appreciated significantly lately due to the overall increase of property price of those new launch.

ur friend buy it for investment or own stay ? My ex use to rent a unit there 2 years back (the one with 2+1) .. the rental is RM1800 and at that time the price for the property still below RM350k (again, depends on the facing and build up size) ... To be honest, the security / management there are quite good .. You can actually watch the CCTV @ the guard house from your home's TV ... But i think now is abit expensive .. a 2+1 unit easily can costs u around
450k or above (that's the price that i get 3 months ago).. If your friend interested, ask him to check with the agent: "Ryan" .. he has most of the units there and quite a nice person too smile.gif

yes, a lot of middle eastern people there.
with such bad traffic condition, price is still sky high.

even auction 1300sf with reserve price of RM360k.

Since the Iranian give this place a very very bad name, rental is not that high anymore. Many units now are empty. Most Europeans have move out, so too are the airlines staff, especially the gorgeous Japanese flight attendants. So now some owner beh tahan and want to sell.

If you stay at this place, remember to set your alarm clock early so that you can beat the 7am jam! And dun come home before 7.30pm!

BTW A 3 bedroom rental is RM1500 so I dun think your one-room apartment is RM1500.

I bet all of you that say traffic very jam at Riana Green are not staying there. All hearsay only. The fact of the matter is there is a queue going out to Sony/Bandar Utama. Because it is single lane, the queue is long and give impression of very bad jam. I stay around here and I can say that traffic to and from work is excellent. I have seen much worse jam everywhere. All those in Puchong, Subang, the jam is like few miles long and not moving.

There r so much middle eastern sometimes u think u r in Teheran. These buggers eat very late # nite and they like to chillout fr 12 mid onwards n they never discipline their kids n let them run around screaming or play football etc. When you tell them politely, they r usually rude n confrontational. The trouble with these asses r they dont need to work n most of them r here for the long haul on the Malaysia my 2nd Home programme.

don't know why...it sounds like condos in the whole tropikana area are flooded with them.. try to go to those outlets in Casa Tropkina at nite for a mug of beer..u will see them all!

For condo and apartment it's very easy to get a unit for rental, so why not rent first and stay a while at the place you intend to buy before making a big decision.

Most of the security guards r quite useless, they r afraid to offend the tenants/residents for fear they might complain to the mgt. n they risk losing their job

I wonder how long more before the Sony/Bandar Utama access road is resolve? It is very bad when there is flooding at the junction of Persiaran Surian and Jln PJU 3/31.

somehow after they change to 1 way traffic, it takes me even faster to exit! Maybe the 2 way traffic really worsens things. The chinese school area no longer jam up, and coming back after work is smooth sailing taking the BU11 entry. I hope it remains 1 way traffic forever.

95% are locals, locals also like to chill out what, look at all the mamaks after 12, all local students...
