2-storey is RM788k, 2 1/2 is RM888k, I went to the office just yesterday.
2-storey only left end-lot which facing road.

yesterday i was able to "sneak" into the project area, and get looking within my house.

roof covered, wall has been coated, ground floor bathroom & kitchen tiles until ceiling heights, current progress is plaster ceiling works at 1st floor (ground floor completed).

1 thing a bit disappointed me is about the tiles at kitchen, although using Kimgres tiles as written in the upgrade plan letter, but its size just only 1X1 (MHJY show unit is 1X2), tiles color is something white color (MHJY show unit is something beige color kind), looks not so classy for me.

You are referring to the wall tiles or floor tiles?

mine is 2 storey, it's wall tiles i mentioned, floor tiles not that soon to be done yet. smile.gif

2.5 storey progress is slower than 2 storey

Ohh F**K, I just called my bank (Hong Leong) and they told me that they have 'discontinue' using Swan & Partners as the lawyer due to their 'bad history'.

And now TMS is asking for money. F**K. This is very bad! The lawyer did not even call me to inform me.

i just called TMS Vivien Chor, she said my bank ocbc still not yet execute the amount, due to my portion not settle yet.

so i gonna pay the upgrade plan myself, or resubmit the loan application (but this take longer time and i worry abt the late payment charge).

facing the cross now, dunno way to go.

I have already settled mine 2 weeks ago.
Problem is bank is not disbursing because
1. Expiry of the loan offer
2. Upgrade package plan who want to finance partly the upgrade without sub LO
3. Bank just doesn't want to work with Swan & Partner because the bank was never briefed by the lawyer of what's happening ---> this is my case!!


Added on July 25, 2011, 4:15 pmOK. I just called the lawyer and Mah Sing to get a clear picture of what's happening.

Brian from MS updated me that currently there are some documentation issue between MS and the bank so if there's delay in disbursing the money due to that then MS will waive the interest. I just hope Swan & Partner do their work diligently. I have a feeling they are sitting on the issue and did not really 'chase' on behalf of us.

Thanks for the sharing man notworthy.gif Do you able to look into the master bedroom and see is there a balcony there? Or as in advertise in the liftlet that the balcony is converted and become part of the master bedroom?

Any photo that can share?

yea, i walk into master bedroom too, it's a balcony.

latest floor plan is the balcony, not longer part of the master bedroom (as the design was rejected by the authorities.)

u can go club house/sales office to get the latest liftlet, the layout becomes balcony.

2. Loan Stamping ~ 2.7k

When purchasing a new property fr developer, basically there are 6 fees incur


1. S&P legal professional fees
2. S&P disbursement
3. Stamp Duty MOT
4. Loan Agreement legal professional fees
5. Loan Agreement disbursement
6. Loan Agreement stamping fees (0.5% of loan amount)


When developer says "free lawyer fees", it could means..

1. Free S&P legal professional fees only OR
2. Free S&P legal professional fees + S&P disbursement OR
3. Free S&P legal professional fees + S&P disbursement + Loan Agreement legal professional fees + Loan Agreement disbursement OR
4. Free S&P legal professional fees + Loan Agreement legal professional fees



When developer says free Stamping fees, it could means...
1.Free Loan Agreement stamping fees (0.5% of loan amount) OR
2. free Stamp Duty MOT

The answer is in bold normally, be careful and dun be mislead by SA icon_idea.gif
