yes, we got foc for legal fee on both S&P and loan agreement, disbursements are excluded.

last year i already paid the disbursement for the S&P, RM750. mad.gif mad.gif

now the load agreement disbursement, largest amount is "stamp duty on facilities agreement" cost me RM2.2k, add up other misc, total 4.2k

Ahh... yes.
I paid about 700++ as well for the S&P disbursement.

So right now we are looking at
1. S&P legal professional fees - foc
2. S&P disbursement - RM750
3. Stamp Duty MOT - RM10k
4. Loan Agreement legal professional fees - foc
5. Loan Agreement disbursement
6. Loan Agreement stamping fees (0.5% of loan amount)

Pcteck, your loan agreement disbursement includes item no 6 or just item no 5 only?

Differences between MH and MS.
1. FACADE : MHJ - Remain as sample house , MS - with door and banister, toilet with aluminium powder coated louvres.
2. TILES : MHJ - Remain same , MS- Kimgress, modern style. Feruni tiles used for 2 x 2 . Use nosing tiles at staircase while MHJ use PVC cove
3. TOILET : MHJ - no concrete kerb between shower , MS - with kerb and granite counter top.
4. LAYOUT : MHJ - Remain as sample house , MS : No wall between kitchen and hall. Directly see kitchen
5. CEILING : MHJ - With plaster ceiling and L box , MS : No L box , flat

Why ours no plaster ceiling?

RM750 is fair.
Good enough the package by TMS with DIBS.

actually upgrade plan house does has the plaster ceiling, i saw it but only flat plaster ceiling, L box only apply on the entrance there.

i decided not to finance in the upgrade plan into loan amount, last friday just submit the cheque to the sales office.

the staff told me that phase 2B complete on July-August 2012

Well, maybe the staff also dont know the actual situation, last thing he said, "everything follow the S&P"

yes, i bought it for own stay.

well, frankly to say, if the price is high enough for selling (eg 1m), may consider lo. tongue.gif tongue.gif drool.gif drool.gif

as i bought at the price 526k, i earn 480k. later i buy another house like 500k to 600k, my house loan burden will much more lighter compare to now icon_rolleyes.gif icon_rolleyes.gif

it depends, bro, must get another suitable house only i consider to sell.

what worry me is when 2012 comes, the price for other property also gone crazy, pointless to sell then get another crazy price house
