Be proactive, drop by Mah Sing office to solve the problems, I foresee the longer the issue being dragged, the insecure of your interest, TMS is not easy to deal with...
Try to think the consequences if you dun sign the incomplete DMC at all...it could turn worst, give and take a bit

When purchasing a new property fr developer, basically there are 6 fees incur


1. S&P legal professional fees
2. S&P disbursement
3. Stamp Duty MOT
4. Loan Agreement legal professional fees
5. Loan Agreement disbursement
6. Loan Agreement stamping fees (0.5% of loan amount)


When developer says "free lawyer fees", it could means..

1. Free S&P legal professional fees only OR
2. Free S&P legal professional fees + S&P disbursement OR
3. Free S&P legal professional fees + S&P disbursement + Loan Agreement legal professional fees + Loan Agreement disbursement OR
4. Free S&P legal professional fees + Loan Agreement legal professional fees



When developer says free Stamping fees, it could means...
1.Free Loan Agreement stamping fees (0.5% of loan amount) OR
2. free Stamp Duty MOT

The answer is in bold normally, be careful and dun be mislead by SA icon_idea.gif

Correct, hair line crack is not a big deal. In my past 10 yrs inspecting so many landed hses, I hvn't found any without crack line, m referring to those basic unit without reno (not show house). I use to advise my client to add "milk / susu" into the paint, it will mend / cure the crack line.
Of course structural crack, separation or settlement crack is to do with load bearing or soil problem already.

Chief, The Edge Top 10 rating "might" not means Top 10 best quality, as far as I know, if I rate the Top 10 in terms of quality, Mah Sing, SPS, IOI, Sime Darby are not my favorites in Top 10. Gearing wise SPS & TMS are among the worst you know laugh.gif

There is no pass or fail, is high or low marks, anything more than 70 is considered good I think. In the past less than 10% of projects (which apply CQ) scored more than that, credit must given to TMS as there are around 10-15 developers apply Conquas only, and all the developer not include CQ in the certification for all their projects.
I did talk to an Indonesian worker at the site,, he said the supervisor is very strict to inspect their workmanship for those under CONQUAS rated projects.
