beside the layout and the lighting points, what else the diff in the new SPA?
if only these, not much diff with the original SPA.

1. security fee + club house maintenance fee still 100 + 50?
2. do we entitled for 2 years FOC for security fee + club house maintenance fee?

if these 2 are remove from the SPA, definitely i wont sign.


recently i discussed with my fren who is the Civil Engineer, talk about the balcony in master bedroom.
when we get the key, actually we can change the balcony into indoor area of master bedroom, the things is pay ourself.
haha

2. no. they removed this clause. u have to start paying once u got the key

yea, i agreed that we can move the balcony door out and become part of the master bedroom.
but as u said, we have to pay ourself.
so, whats the point we pay the ugrade?
MS should compensate us with others like what Mr. Kenjiro said earlier

Hi ndykh,
Can I know how many agreement are there?
SPA? DMC?

If the changes on the SPA is minimal then I'll probably sign it as I don't think the security fee and club house part of SPA. It should be part of DMC.

Therefore I might sign SPA only but I need to ask about the layout and what is the implication if we do not sign it?! Does MS has the right to void our earlier agreement and kick us out. This I need to ask our dear Mr Ng.

Remember March or April we received the letter from MS, talk about they accept the SPA signed before, and will delivery the house on June 2012.

i think we can fight on this, since MS already accepted this, why should we to re-sign the new SPA? if cruel abit, we can complain/sue MS regarding this.

BTW, if the SPA just about the lighting point and the balcony issue, i might sign on that since it's not big issue. Let say MS really want us to pay the RM150 immediately when they pass the key, i wont sign for that, really pissed me off.

Well guys,

I've signed the SPA and MOT last Saturday. I couldn't wait as my loan will be withdrawn by my bank end of this month
Like what was mentioned earlier by a forummer, the changes to the SPA are
1. Layout - Extension to masterbedroom change to balcony
2. Lighting point, etc

But I didn't sign the DMC as I mentioned to the lawyer that the agreement should be changed to include the free 2 years waive for the Security Fees (and hopefully the club house as well).
He will bring it up to MS. I have also spoken to Samantha (sales girl from MS) about this as well and she was surprised why we didn't have that so she said she'll bring it up to MS. Hopefully will get good news.

By the way, we seem dont have much choices & have to accept the SPA with no extention.
I wonder is it still worth RM28k for the upgrade?

Honestly if I have the $$ and time, I'll probably fight this one but sad to say, I don't have the luxury. The only 'loss' I would say is the lost of the extended 'covered' area in master bedroom. And to be frank, I think we actually do not really have a case as MS is actually giving us the same total sq feet as before.

I did asked the same question about the upgrade whether we can pull back or not but was informed to contact MS directly.

Yes, only SPA and MOT

I have a copy of the DMC but I have yet to sign it. The lawyer said he'll amend it to include the free 2 years waivers.

there are about 20 owners who choose not to sign the SPA.

MS came out with a "warning letter" and ask them to sign before 17th June in order to avoid the ownership being taken back.

We waited for the SPA for god know how long and now they just send us a letter dated 8th June (pos stamped 14th June) and request me to sign the damn thing (which I did on the 11th June). Someone in MS will be getting a good f*** from me soon...

Received a letter from MS for the remaining RM2800 so I went and passed the cheque to MS last Sat. Took the opportunity to talk to Vivian (she's something like a marketing manager for MS) and she confirmed that we (buyer from MS) have the same entitlement as the Semi D for the 2 years waiver even though it was not mentioned in the DMC (apparently it was not mentioned in DMC for other direct purchasers as well)
