How do anyone knows if they pass conquas? What is meant by bad gearing?

3-Storey, SD & Bungalow are CONQUAS certified

I just found the link that led me to overseas projects and found mah sing. However, I can't find kinrara residence. I see projects like Icon, and iParc ... Could it be Kinrara Residence has been dropped altogether?!!

I've just received my house key and went for a brief check. Basically have the same defects as yours. Won't say it's a major defect but nonetheless need rectification. Overall I am okay with the condition of the house.

One of the agents from megaharta told me last week that she sold one 2sty at 900k, be it the upgraded unit, it is still consider a good price.

I think it's a super good price. I remember back in September MS price for remaining units (upgraded) for 2stry was 788K and location was facing junction. Those who bought earlier may even gain more especially the luckiest group who got MHJ then upgraded with relatively tiny sum.

I mentioned b4 it is not wise not to accept the upgraded version (if the owner intend to sell), bout 40 units choosed not to upgrade, if they want to disposed off theirs, the selling price will be easily 30K different. The security system and club house worth it.

The main point I want to say is it is "easier" to sell when there are many units for sale in the mkt. I can tell you fr my experience, when buyer comes in to search for a house, they will definitely prioritize their selection, facing park, good number, and nice location will be sapu 1st even though the price is higher.
If the mkt is good, then it is ok for you to sell, wat bout mkt is slow and response is bad, those nice unit will be snapped up 1st. I believe the moment they aware that :-
House A = no club house membership / no home alarm system / no Centrex intercom security system, they will think twice, if house B offers slightly 10K - 20K more, purchaser will choose the later. Not to say those without upgrading package is not good, but a bit difficult to sell at required price. Own stay is still ok, my 2 bakuli nod.gif

Those MHJ units were bought at much lower price.. even adding whatever upgrade fee still much lower than MS price. So just ponder on the scenarios:
* non-upgraded MHJ, selling at 800k when first owner first bought at 500k
* upgraded MHJ, selling at 800k (some try to sell 900k) when first owner first bought at 500k + 28k
* MS unit, try to sell 900k when first owner bought at 700k

So if market is slow, MHJY they stand better chance in holding power as well as price slash... upgraded MHJ should have some edge in all situations (market good or bad).
