I was interested in 16S too last year but that phase I wanted was fully sold with only bumi lots left. The whole of 16S is not a g&g, it comes with concrete perimeter fencing and a guard house. The RA will have to hire their own guards. There is no maintenance fee for 16S as the RA will have to do the calculations and collections. Problem with this type of development is that if you are a investor, it is great, no fees at all, you enjoy all the perks of the investments.

If you are buying for home stay, you will be the sitting ducks if you are the first batch to move in. Guards will be very expensive if most of the buyers are investors and less than 50% are staying there.

My 2nd option was Garden Residence which I loved but missed out on launch prices as we were too hesitance. It is almost completed now and looks lovely with mostly semi-ds and bungalows. Very classy when you drive pass the putrajaya highway.

Looks like maid's room or kitchen tiles. My developer gave me similar matt off white tiles for my kitchen. I dint bother to change mine. But for bedrooms, it looks cold. Would cost a fortune to redo. Better buy some carpets.


Added on December 16, 2011, 4:39 pmOne good thing about tiles is easy maintenance. Wood is hard to keep scratch free.

is the Mah Sing Rm750k unit better than the Mahajaya RM500k unit in terms of material used, built quality and size?

Where does the Rm250k goes?

So, the cost of clubhouse comes from residents after all. Then still have to pay Rm50 monthly. But those lucky ones who bought before also enjoy the clubhouse, guarded area, except free alarm system, "better materials" and practical layout.

Anyone has MH and TMS houses side by side?

You have one or two years warranty? I am sure they can fix that cracks... most house would have hairline cracks. ...small ones ok.

What they did to mine was (not MS house) actually widen the crack, then plaster it up....!

I just found out from my bil that the non-guarded Amansari Semid opposite the guarded area was selling around Rm850k last year (same time as KR launch). At first nobody wants that 4 semid...then all sold out because terrace houses are more expensive! Those are really lucky buyers....sorry to be off topic.

Went to look at the kinrara clubhouse again. The pool looks good, surrounded by a pond. The is a small kiddy pool too. But no showers, lots of nice recliners though. Ladies change room wash basin area looks nice. Only 10 simple lockers, 2 shower/change rooms and 1 toilet! LOL.

On first floor, the gym is really small and cramp for 600?? residents. The lounge and mph are reasonably sized. Top floor - one meeting room.

No other facilities like spa, jacuzzi, sauna, badminton or basketball courts. Rm50 per family is reasonable, I think, for such sparse facilities.

Is the LOC required for g&g or else majlis wont allow them to block?

Or is it required as a consent for you to pay the maintenance fees monthly?

No free maintenance fee the first year? Rm8k to collect keys is quite a princely sum.
