QUOTE(krgia10 @ Jun 6 2012, 01:55 PM)
You name it, they have it:

- hairline crack
- rough and uneven surface on wall
- gap between tiles too wide
- rusty grille
- water mark on plaster ceiling
- chip and cracked floor tiles
- windows frame dented
- tiles colour not matching
- and many many more...

Just wait for your turn, be prepared to spend 1 full day to check the defect.

They need 30 days to rectify the defect.

I am not so worry about 'surface' defect, it's the structural defect that I am worried about.

sorry to say your 2 storey unit if bought from MJ is an unwanted child of MS for this project...worse still if u never chose the upgrade package...these unit the roof structure is actually made of wood instead of steel rclxub.gif

cant blame them with that kind of entry price and high building cost...there is the only way out
*
FYI, both Phase2B and 2C are using timber roof truss...

The hairline crack isn't something new, they had patched up previously but this kinda problem will happen again...

Isn't hairline crack caused by paint quality or the mixture of paint, water not done well?

Based on my limited knowledge, it probably caused by the plastering material (mixture), and also absence of the netting at joint between structure and wall.

Nothing to do with the paint.

I believe the entire Phase 2B is using wood roof.

@pcteck19, you may not be able to perform water leakage test as all the tap are still not install yet. My unit don't even have the TNB meter. Wonder if this is proper for a developer to handover to buyer as electricity and water also not ready.

Good luck!

really? a common key collection should water & power ready, and we can test all the sockets whether function or not.

if like what u said, i only can check on tiles, walls, and window frame?

sigh....

yes, only check the tiles, wall, door, locks (please test properly, some not working good) & window frame

they will install the taps & mainhole covers once u have no comment on defects

if u have any, then they will install it together with the defects

How can you check leakage problem without water supply? Especially bathrooms at upper floor as well as balcony.

Rain harvest system only for bungalow.
Solar power only for heater and i am not sure whether 2 & 2 1/2 storey also enjoy that offer.
But i am sure that 3 storey superlink have solar powered heater (not for whole house)

i got my keys just now, water supply is ready, indoor taps are installed.

only 2 taps not yet install, which car porch and back yard for washing machine, they worry if installed now and will lost it where nobody at home tongue.gif
they gave the taps to me, install it when needed.

tested water in 3 toilets, frankly, the water pressure is damn low, maybe the water in tangki is low, will test it on sunday again. perhaps my guess is correct.

electricity cant test now, as TNB not ready, maybe can get the power supply within 2 weeks.

as krgia10 said, quite a lot of defects spotted in short time just now.

1. hairline crack on plaster ceiling, but didn't spot any on wall
2. rough and uneven plaster ceiling shocking.gif
3. suspect 2 water leakage, 1 caused by roof, 1 caused by toilet from master bedroom
4. rust door lock handle
5. door frame dented
6. stair case stainless steel handrail get "painted"

overall is quite dirty, like paint leaks on window/window frame, dust on track of window frames, toilet dirty and etc.

PS. Keypad panel and motion sensor (alarm system) install later with or after the defects repairing.

Do 2 and 2 1/2 storey get the free water booster?
It is best to try out the shower head at 2nd floor bathroom and you will know how strong is the water pressure.
If it is only slightly more powerful than your pee then definitely there is some problem.
To confirm, maybe you should call the developer to confirm which tap is using direct water and not from tank.
Try that tap and you will know too.
