 SS2 mall is a failure since it open begin 2011, (the % taken up is low, almost 1/2 year)

5 years ago Avenue K was completely dead as well, at least now they have picked up a bit. And getting some good tenants like H&M, sushi zanmai, etc.

Scott Garden successfully attracting the night crowd but I wouldn't compare SG with other malls like Tropicana/1U/MV/Paradigm/etc. SG never felt like a place where people would go for jalan-jalan (similar to Jaya1 feeling).

On the new malls side I'm skeptic towards Nexus Bangsar South. Just can't see why anyone would wanna drive there willingly unless they were already in the area. And that would be like Mid Valley only had to rely on The Gardens residents and hotel guests.

Leasing layout Changes needed if not the mall will rotting . End up closed . F&B is important to the mall . F&B will bring the crowd .

Supply > Demand. Market is at a slum right now. Ask any business people they would tell you how bad it is. Selling price and rental of these establishments are at sky high rates due to greedy developers, properties owners, real estate agents. It would be hard for business to survive this and hence nobody is taking it up. Even popular malls like Sunway Giza Mall in Kota Damansara is also facing this issue. Vacant Ground Floor shop units in their main halls are proof that not all is good now.

All in all, I would say people are still trying to dwell in a fake sense of security by thinking that the market is still thriving and doing well. Im a frontliner in sales and I can tell you market is down, really down. People seems to have no money to spend or are unwilling to spend nowadays.

as far as I can see, sunway giza mall not many vacant lots since last 1.5 years. the only recent major vacancy at the moment is the former club (coccoon?) unit next to movida. as far as i can see that side quite WONG. the other square where encorp strand's new mall is a bit empty currrently. but population is booming there with the the Cascades just only coming on line.

sunway gize almost full jor , new library cafe will open there ~ i always be there doing gym and drink tan gan lou liang cha , sunway nexus will come in market too. after that will have tropicana mall and MRT .

Sorry sir, i go there at least once a week. I drove there. And u are right normally people do not drive there but they walk there.

The place is good, quiet no need to walk 1 end to another.

Its free parking now.

Cocoon and bola bola cafe(ex) is vacant. I heard one of them is for sale too. Anybody interested in puting your money down? brows.gif

Encorp's Strand is a nice place but a bit deserted though.

The appeal of Nexus is that unlike Midvalley, i KNOW for SURE i will be able to get parking and there will be generally less people. Also I think primarily caters to the UOA office crowd right opposite.
