Supply > Demand. Market is at a slum right now. Ask any business people they would tell you how bad it is. Selling price and rental of these establishments are at sky high rates due to greedy developers, properties owners, real estate agents. It would be hard for business to survive this and hence nobody is taking it up. Even popular malls like Sunway Giza Mall in Kota Damansara is also facing this issue. Vacant Ground Floor shop units in their main halls are proof that not all is good now.

All in all, I would say people are still trying to dwell in a fake sense of security by thinking that the market is still thriving and doing well. Im a frontliner in sales and I can tell you market is down, really down. People seems to have no money to spend or are unwilling to spend nowadays.

Encorp's Strand is a nice place but a bit deserted though.

Im afraid its not as easy as that. I see an oversupply of place like this that overcomes demand and eventually, not all lots are taken up.
