Yup and there is a reason why you will not get easy parking in Mid Valley and always can get one @ Nexus or SS2 Mall and similar.

Why would I wanna go to Nexus? Give me one good reason why to drive to that area solely for going to that mall, OK if I stay or work there then I could walk there since it's nearby. But for outsiders to go there solely for going to that mall? To visit starbucks because the queue at that starbucks is the shortest in KL?

So I say that unless the population there is dense enough to support the mall on it's own, malls like that are doomed from the start.

If it is true what someone wrote earlier in this thread that SS2 Mall might be demolished and rebuilt as serviced apartment I'm sure that it will be a success. It will be sold out in no time at all.

As for Nexus mall let's see how many shops can survive there. I can already see it in front of me now: "Something exciting opening here soon" banners in a lot of the shop lots biggrin.gif

By the way I hope I'm wrong because otherwise it's such a waste with all these malls popping up everywhere and then not used.

the best way to make ss2 mall alive is to have a night club, karaoke or plenty of massage parlor...

That's already how they "solved" the problem at Scott Garden. Cannot use the same method everywhere biggrin.gif

best to demolish and rebuild high rise super high density service apartments. they'll make so much money they'll regret not doing it sooner.

ss 2 mall need have cinema , jaya grocer , starbuck , mph , nice restaurant and free parking then crow slowly will come . see the usj main place , dead town become ONG now

Encorp's Strand is a nice place but a bit deserted though.

Dont need jaya grocer when you have econsave. Cinema is a good idea. Restaurants .... they have dragon boat or something like that.

i went to basikal promo last week. everything else is empty and everyone that is in ss2 mall that isn't a owner of a shop were all going to the bike promo last week

got potential if go in early, when i went all the south facing (away from highway) all gone. also very expensive. also i prefer FH. but i think that whole area got potential to boom some more.

if i had more cash this area (kota D, tropicana, ara D up to saujana subang) i would choose ara green (new) and bunga raya condo (subsale at saujana side). these two development i felt were somehow special and stood out in the crowd for that price range of 600-800k. my philosophy is to go for something unique, not just pure rental play. but strictly my opinion biggrin.gif

i'm interested to know others' philosophy when buying props. care to share what you look out for
