 SS2 mall is a failure since it open begin 2011, (the % taken up is low, almost 1/2 year)

As can see the SS2 mall since it open begin of the year until now almost 1/2 a year already, the % taken up is so low, look like nobody willing to rent any of those vacant units. So many empty/vacant lots. The place looks like a failure.

nobody wants to rent and no renovation at all in any of the lots. another white elephant.

Alot of malls and office are vacant in alot of area not only ss2 mall. Many people buy but difficult to rent out even condo/houses for investment.

maybe a glut , what do u think?

more and more property are like this these days...
construction companies are rushing to build new ones to gain profit from the bubble...
some even goes as far as to lie about percentage of properties were already booked/purchased...

1. supply more than demand in that area
2. location is not so "wong" cause a bit further away from the main nearby colleges walking distance wise.
3. the accessibility and parking kinda sux there
4. got rumor stories for that location hehe

was puzzling to their failure too although i'd never been there myself.
when it was under construction, it looks set to be a big thing in this part of town. high income area among the old citizens of matured ss2 township. steady group of yuppies and college/university student alike.
so big question on reasons for its failure??
anybody got any ideas about it?


my personal take would be:
1. lack of promotion/adverts/events
2. maybe because of it's asking rentals? (no idea how much though)
3. no proper retail agent appointed?
4. too close to tropicana mall?

I get people asking me how on earth to get into that building - maybe thats one of the reasons, to the un-informed out of town pips, its having to get to a maze to go in, no map, no direction - no marketing effort. doh.gif

i think the biggest failure was lack of adverts.
no spetacular launching even.
hoever the hype over the pre-opening was better with multiple full page ads in papers.
but comes the official and post opening, don't ever hear of them anymore.
initially i thought must be doing damn well since no need advert. seems like i was thinking the exact opposite. lol.

and for factor of demand more than supply, i think i disagree because ss2 citizens have been anticipating this kinda development for the longest of time. maybe the quality/built of the place was not up to their expectations. i reckon if a duplicate of giza was built instead, it will be equally if not more sucessful. maybe it's not too late to build a giza right in the square of ss2 (open car park currently). blush.gif

The funny thing for me was I only found out when I went to Kanna Curry restaurant, then I saw the SSTWO mall sign by that building. You're right about not advertising their place. People are not given proper info.

Been there once during Chinese New Year. Not so impressive but it is hard for them to compete because the rental in this mall is quite steep. That I think is a bit set back for retailers to try to go in. Also, very little known of this mall. No cinemas also I belief

no anchor tenant like a supermarket or cinema. i think the mall management should go and find some tenant that can "suck" visitors, i.e: karaoke, supermarket, department store....

currently i dun really interested to go there because it is so "dry" inside tongue.gif

Yeah I agree. If got Songbird karaoke, I will definitely step in cause SS2 very hard to get parking

the other more relevant reasons are :

o the more accessible Tropicana Mall is just up the road, around the corner; and it is doing quite well
o perhaps this SStwo mall will take off once Ameera & 5stones occupancy starts to rise ..

this one is just one in a series of ghost malls coming.

13 more new malls expected this year, enjoy - even if they are empty! biggrin.gif

For this year, 13 new malls are expected to be opened offering a total of 4.5 million sq ft of retail space, including two malls that are being refurbished and rebranded, Intermark (previously City Square) and Viva Mall (previously UE3 Mall).

the food outlet like old town coffee like want to close shop, no people as well as other food outlet. one word expensive. nothing inside the mall, majority vacant.

even franchise business also will close down eventually if the mall is going to like that.

have to sell at a high price in-order to cover rental & other hidden cost.

nobody dares to open business there maybe rental is steep. even at the moment no competition also dont dare to open

maybe should need at least a big hypermarket eg tesco, jusco, carefour to boost it else will be pubs or cinema (that wont be for sure bcos the mall close at 10pm daily)

very bad. indeed. just imagine like empty mall at all floors

ONLY good thing is FREE PARKING at the mall and enjoy the air condition in the mall. other than that nothing to see.

provide as well as an alternative road to pass from section 17 to ss2 in order to beat the jam small bridge b4 the ss2 traffic light in order to go to ss2 area
