nobody wants to rent and no renovation at all in any of the lots. another white elephant.

Alot of malls and office are vacant in alot of area not only ss2 mall. Many people buy but difficult to rent out even condo/houses for investment.

was puzzling to their failure too although i'd never been there myself.
when it was under construction, it looks set to be a big thing in this part of town. high income area among the old citizens of matured ss2 township. steady group of yuppies and college/university student alike.
so big question on reasons for its failure??
anybody got any ideas about it?


my personal take would be:
1. lack of promotion/adverts/events
2. maybe because of it's asking rentals? (no idea how much though)
3. no proper retail agent appointed?
4. too close to tropicana mall?

i think the biggest failure was lack of adverts.
no spetacular launching even.
hoever the hype over the pre-opening was better with multiple full page ads in papers.
but comes the official and post opening, don't ever hear of them anymore.
initially i thought must be doing damn well since no need advert. seems like i was thinking the exact opposite. lol.

and for factor of demand more than supply, i think i disagree because ss2 citizens have been anticipating this kinda development for the longest of time. maybe the quality/built of the place was not up to their expectations. i reckon if a duplicate of giza was built instead, it will be equally if not more sucessful. maybe it's not too late to build a giza right in the square of ss2 (open car park currently). blush.gif

some arcade video stores.
some dvd stores.
and voila, back to life!

guys, some people mentioned about selling high price. is this place even for sale?
a good mall (Midvalley, Suria KLCC, 1 Utama, Sunway Pyramid) usually is owner controlled and is only leased out. a bad mall is one that sells their shops like what BTS did.

i thought Ameera VP long time ago?

but at this juncture, the best hope for sstwo mall is the nearby condos ..
so it can be like a neighbourhood mall, but to do that, you need a Giant/Tesco or even a Jaya Grocer/Village Grocer type of store to bring in traffic ..

I know people purposely go to Tropicana to watch movies because it is easiest to get tickets .. so there you go ... perhaps look at opening small screens to bring in crowd as well ... if not, what's the niche .. why would people go there ...

UE3 .. I don't know, they have revamped it to some Home Improvement hypermart .. should be interesting .. I should visit it one of these days ...

i recall when i first visit tropicana, i thought the mall ain't gonna make it. seems like it's doing okay now (but i never been back there).

i recall when i first visited amcorp mall, and i thought is this a mall? looks like a run down bunch of shops. with Pc repair, 2nd hand market specialy, etc.

i recall when i first visited atria and it was okay. a group of amenties catering to neighbourhood needs. and it was super cool to have parkson and kfc house within the area. disclaimer: that was more than 15 years ago during my 1st visit!

i think perception changes over time. ultimately it depends on the owner which direction he/she wishes to take. if they have the holding power, am sure things will work out better later on. but if hold too long, another atria/amcorp in the making lor.
i think there's potential there, but someone needs to put some effort into it.

on a separate note, citta mall seems to be set for glory. plenty of big names already confirmed including cinema (MBO) and grocery (can't remember what name) with handful of finer restaurant chain.
wondering when is it gonna open their door.

is ss2 mall named ss2 mall or asia retail mall???

Perhaps a fast-food chain would help - McD is certainly more appealing that Old Town (lousy small portion food).
break down all the walls and turn it into a skating rink / paintball arena / futsal court. smile.gif

in fact, should not even build anything lah. save the money, just erect some columns and a roof.
ming tien no.2 food court. am sure new paris will be fuming mad then!

kh8668, you are the reatil agent for ss2 mall kah? why so helpful to them?

anyway, forummers here are all so great and helpful (me included lah), so might as well shed my 2 rupiah lah:
1. what is ss2 well known for? get those people in and get them in with style.
to elaborate, ss2 is mushrooming into a bridal specialist. perhaps group all the bridal shop onto the top floor ala a theme for the mall (bridal mall).
2. ss2 is also famous for their mamak and murni. give these big timers in local ss2 preferred shops in ss2 mall. in that way, ss2mall by virtue is representing a updated ss2 neighbourhood. everything they love about ss2 would be concentranted in this mall itself. imagine you walk in, u see familiar ss2 faces. murni, new paris restaurant, the taiwan beef noodle shop, etc.
3. get the goldsmith in as well. remember all those gold smith in the ss2 square. if they can survive so long, they must be doing decent business. and if they can attract crowd, have a sub-theme in the mall. and they even complement the bridal theme too. when getting married, sure must buy gold for present mah...
4. banks. one of the many features in ss2. get the banks to operate inside the mall ala curve, ikano. have sunday banking too.

am sure with the above, BHAM! ss2 mall will be the more happening place instantly.

i thought it was funny.
they tore down a favourite hang out among old pj folks.
then they rebuild it into something oddly similiar to the former.

townhouses with huge built-ups.
it's a 3 storey terrace cleverly split into 1.5 storey each.
the backyard of ground floor gives you the terrace feel while the upper unit enjoys much bigger built-ups.

it's funny people always complaint about the contractor when contractor is just building in accordance to drawings.
unless it's design and built then different story liao lah.

usually, design related materials, go after consultant and developer
quality matters, go after contractor and developer

at least, that's what i understand from my limited experience.
