I driven into SS2 mall for the first time 2 days ago for a late dinner (roadside parking full as expected). First impression upon driving up their spiral ramp into parking lot is "WTF! who designed this part of the building?" .
Needs to be really careful while traversing it. I saw alot of deep lines /scratch marks on the wall (some aligned with the height of the rear car mirror) , most be poor drivers who scratched their car (rear mirror) while driving in. This is crazy. Conclusion: if there's NO specific reason at all, I will never go into that mall. |

i just stay at working distant.
Bad management, no good marketing to plan and pull big name tenant and customers. If they still maintain same attitude, sure die. My suggestion: 1. Cinema - mini cinema also never mind. 2. Plan well for the open air foyer. Put 1 row all with restaurant, then another roll with pubs, bar. With good food and drink place, ppl don't care much the location. 3. The worst case is make it a night life center entertainment center: KTV, SPA center, Disco, Night Club ,etc. Those ppl will like it to be at non famous place so less chance to be seen by relatives, colleagues, in-law, etc... or... last just empty it and make it a big play ground for paint ball!!! |

before opening, the leasing was done by dtz nawawi for about 2 years.. they did promise heavens and earth on prospective tenants just to nail other tenants in.. in the end, it's a waiting game for all the tenants to see who open first who open next.. my company delayed opening for more than a year saving us rentals of hundreds of thousands due to the tidak-apa attitude of the management, but finally lawyer letter come no choice have to open la, making losses of tens over thousand a month..
sstwo is now managed by cbre, the same company which manages sg wang) (by the way, the original team, marketing and leasing, working on the sstwo mall leasing have all resigned.... the same scenario for pavilion, who fired most of the pioneer team before the mall opened 30 jan 2008) empire was all the while by retail network (which also does the leasing for 1u, and now paradigm, so u can expect paradigm to have almost similar tenants as 1u, save for supermarket, and no TESCO isn't the supermarket.) IMHO, the mall is really a failure.. they haven't learn the rule of location location location? In reply to someone, the front entrance is actually going in from the rothmans roundabout/traffic light. The facade facing the ss2 houses, is actually the back entrance. Their missing link, which they are supposed to build, connects the mall to Damansara Intan which goes out to Sprint highway beside Tropicana mall, which till now, haven't been built yet despite promising tenants 2 years ago. |

-location is kinda deep -no one of my friends heard of ss2 mall (from cheras), but all are well-informed of all other malls in PJ etc.. -the place is boring can i say? ive enter it once and can only find those shop selling household stuffs.. only f&b that caught my eyes is chatime lol. Compared to viva mall in cheras, its only launched nearly 1 year and been highly anticipated. much credits goes to the variety of foods there. -no cinema=no teenagers like me -too many vacant shoplots, imo a mall shouldnt make a launch if vacancy is like 50%, leaves a bad impression on first shoppers. these are my critics ") |

oh dear, was there even a launch?
the place is indeed boring, nothing to see. its practically like a kedai runcit, but bigger in size. go in, buy stuff, go out. all under 5 minute. even the commercial ss2 area has more stuff to see |

went there just last weekend. i found the place only by accident. when i saw the row of restaurants, i decided to stop for dinner. My fren said their parking similar to midvalley parking. have to drive carefully inside the parking area.
Anyway, there is basically nothing much to see except for foods. Lucky for us, coz we found a nice place to eat pork burger there |

I feel that SS2 Mall should be designed as a neighbourhood mall, in my opinion it is currently too big for that area. A bit too ambitious.
In terms of size, it should be something like the Centre Point in BU, then I think it will do much better. The developer should start with that size, but allow for future expansion. Limit the spaces in the beginning and make it always look "crowded". Crowd attracts crowd, this strategy should work in that community. |

I live nearby there. The bigest reason for the failure i think is the accessibility.
1. If drive from jln uni, we need to go in from behind. The road suck, lots of holes and traffic jam!! 2. If drive from sea park or kelana jaya, need to drive through the car-parked area, pass few traffic lights and small roads all the way. 3. The street in front of it is the suckest, THREE BUMPS for a <1km street, somemore the customers of one of the Chinese Restaurant (beside 7-11) always park their cars beside the road making it more car-packed. 4. Too close to residential area, if it really become 'hot' , ppl living there will have traffic jam nightmare when driving home. Added on September 17, 2011, 12:15 pmLately there are road contruction around there...beside ss2 mall, beside ameera, behind ss2 mall, those are the shortcut i use daily. Few days ago in the night, i was driving home and accidentally "bump" into one hole (NOT A SMALL ONE!) with 30km/h +-. So sakit hati to my car....What the phack!
