QUOTE(S300 @ Dec 8 2011, 03:14 PM) Bro you are right. we only call for clean and fair booking processes. And to accomplish that, the developer must facilitate by :- 1. Make bookings non-transferable. If it is employee purchase, S&P must carry the employees name. 2. Forfeit booking fees if loans are not approved. If the developer is not doing the above, the developer's sincerity is questionable, the developer is assisting the foul play. This is where we distinguish credible developers from not-so-credible developers. This post has been edited by puchongite: Dec 8 2011, 04:31 PM

The worst I saw is OUG Parkland... like pasar malam...

A bit doubtful on this. Looks more like they want to create demand by purposely letting out this news. Overall demand has nosedived of late. Its a bunting war out there. Saw so many hanging along the road. Kr2 is surely on the wrong timing this time.

But Kiara 1 is a very low density project compared to Kiara 2. So if they priced at a premium price, it may take some time for them to get all the units sold out, taking into considerations of the upcoming projects like Z, and Rainz.

Imagine where all these projects completed (ZR, Rainz, KR1, KR2) completed and thousands of these units sharing the same access in and out.

QUOTE(ronn77 @ Dec 21 2011, 11:35 AM) Imagine where all these projects completed (ZR, Rainz, KR1, KR2) completed and thousands of these units sharing the same access in and out. This is the biggest problem. Initially I thought KR2 could access bukit jalil directly, that will give it advantage, but the model provided by the developer showed that the road access is the same as Bukit OUG.

Yes, earlier i thought so. Now it seems like KR2 will have only one exit, that is onto the same road as Bukit OUG's (Jln 3/155). In fact the exit will be after the community hall, which sits right in front of Bukit OUG entrance. This will make the walking to LRT station way too far. Also, i wonder how are they going to build the access road from Z, Rainz and KR1 to 3/155? If only a normal T-junction, then the queue will be right in front of KR2 entrance.

Exactly, you have gone into the details which I thought about too. I am afraid it's going to be a normal T-junction. Since Jalan 3/155 is on the higher ground, this road which joins jalan 3/155 will also be at about the same height, so those condos will have the parking at the lower levels, and cars will spirally drive up to the higher level to join jalan 3/155. And yes, there will be queue right at the T-junction. There will queue at jalan 4/155 extension into bukit jalil, there will be queue at jalan 1/155b. There will be queue at Kesas. Everywhere !

Haha...like that really pening lor. Not to mention those Bukit OUG/KR2 residents parking both sides of the road, making the road even narrower and hard to manouver.
